We Expect More Services Apartments Have Answer Most old fashioned ideas change slowly. But the idea that only transient type or sec- ond class, people live in apart- ments, is quickly fading. More and more families real- ize the convenience and advan- tages far outweigh the slight disadvantage of living in a modern, well managed apart- ment building. In 1951, only 25 per cent of total domestic dwellings con- structed, were in buildings of more than two units. Compare that to the years 1963 to 1966 when there were more apart- ment units built than single family dwellings. In 1965 a new high was reached of 75,865 apartment units to 51,006 single family dwellings. In addition, there were 11,908 semi-detach- ed, duplexes or row houses built. According to housing au- thorities, there will be an increasingly larger movement to multiple unit buildings. Of course the main rea- son for this movement, is eco- nomic factors. As our popula- tion grows, the wiser use of Jand must be made. We in Can- ada are blessed with more than ample land, but the servicing costs and foolish regulations on its use, cause Jand prices to rise. We expect and demand mod- ern services today. Everyone wants pavement, sidewalks, underground wiring, concrete curbs and gutters. But these are costly, and if they can be used by more people for a given length of road, there are tremendous cost savings. This is the answer to mak- ing housing available to the large percentage of families who have inadequate shelter, INDOOR POOL The advantages of apartment living are many and _ varied. The monthly rental often in- cludes amenities that an indi- vidual house owner could never expect to afford. For instance, the Princess Anne Apartments located at 1221 Simcoe Street North, is a good example with which to illustrate this. point. This building is. equipped with a year-round indoor pool. It also has a sauna bath and a recreation room for the resi- dents. Because the costs per resident is very little, owners of large complexes such as this can invest large amounts in landscaping. The Mona Lisa Apartments at 191 Nonquon Road, has a five-acre park and playground area. While not yet completed, it will be equipped with many features a_ single family home owner could never afford. There will be a ball dia- mond; a small putting green; ja little rippling creek; and | there is already an outdoor swimming pool, sauna bath and gym room. The whole area is beautifully treed and pleasant for the lucky residents. | With the average payments j}on a new house being about | $200 per month, with down pay- | ments of several thousand dol- | lars, the trend to apartment | living is understandable. There |are many other problems of home ownership such as taxes always rising, repair bills and the uncertainty of buying some- thing which you don't own until the mortgage is paid off, some thirty or thirty-five years in the future, Of course with a home, we do build up an equity in property. But this is an expensive way to save money. When you con- sider that each dollar spent in paying off a first mortgage is shrinking by 7 per cent or 8 per cent which is the interest rate, and a second mortgage is costing 12 per cent or more, today's sophisticated business methods of investing in stocks or mutual 'funds will probably make you far more money. If you are a knowledgeable in- vestor, or have a good advisor, you can easily place your money on mortgages and use the return to defray monthly renting costs, Many people are wisely investing their money in other forms than in their own home. When choosing your apart- ment, there are many items you should look for. Of course the size of suites, location and special amenities such as a pool, etc., are obvious. A less obvious item, but a very impor- tant one, is how well managed is a particular building. No matter how cheap the rent or how large the suite, if the halls are dirty and the superinten- dent is cranky, it would be a distasteful experience to live under these conditions. MANAGEMENT VITAL Robert P. Hann of Valiant Developments Ltd., who own and manage some 650 suites in Oshawa says 'The most im- portant thing in the operation of our buildings is the man- agement.'"' Mr. Hann goes on to say "Residents are entitled first to privacy, and secondly to a degree of management so high that even the most finicky resident will be proud to bring their friends to visit them." He further states "There are ex- cellent bargains available in accommodation now with the slowdown at our local factories and the threat of a strike, and this situation will no doubt con- tinue for a few months, Oshawa Now Has 1,025 All-Electric Apartments Oshawa now has a total of |1,025 all-electric apartment | suites that are completed and | occupied in 51 apartment build- ings throughout the city.
