a {rom the first floor, and wood- 14A THE OSHAWA TIMES, Friday, April 28, 1967 Imaginative Turns Eyesore Into Home A neglected and woebegone "casa Espanol" in Nashville, Tenn., was changed into an ele- gant and haughty French town house recently by a buyer who had enough heart, imagination and cash to engage the services of an equally imaginative group of architects. The transformation took two years. During its conversion, the house was probably the only one in Nashville that had @n expertly-planned and care- fully-tended garden two years before it had tenants or interior furnishings. When Nashville businessman Jim Reed first saw it four years ago, he was swinging a golf club on the Belle Meade course across the street. The was ugly and unloved, an empty fake-Spanish orphan, with a crumbling yellow st facade. Grime streaks like the paths of sooty tears swept from the sills of neglected windows. Worst of all, it did not even have the dignity of the tradi- tional red clay tile roof of its predecessors, Despite its orphaned appear- ance, the' house appealed to dim Reed. Its first appeal was the location which was ideal for Reed, an avid golfer. He liked the corner location, for it Was only a block from the boulevard and it was close to the homes of his married chil- dren. On the plot there were some fine native oak trees and the plot was not too large for a golfing grandfather. So Reed bought the old place | and decided to tear it down. | Like a weary housewife, he| looked at the ugly Spanish house and decided there was just too much to do. The evi- @ence of neglect and decay) were everywhere, in the plumb- ing, flooring, and wiring. The plot measured 110 feet by 192 feet, and that saved the fhouse from destruction, The goning laws in Belle Meade Btipulate that you cannot build f new house on a plot that Measures less than 40,000 @quare feet, so Reed was faced with the alternative of restoring the house or tearing it down and owning an empty lot that faced the golf course, and what good was that? It wasn't good at all, Reed @ecided, so he took his problem to a group of specialists who provided some delightful rem- edies. The specialists were archi- fects Steinbaugh, Harwood and Rodgers, who redesigned the house and supervised its exten- sive alteration. The net result was a new house which utilized with certain additions, the orig- inal foundation. Roof leaks over the years had Caused major deterioration of interior plaster walls, and be- cause the house was of stucco masonry construction, the damp walls had stayed per- petually damp. Architect Bob Rodgers order- ed the entire outside stucco and the 'interior plaster stripped from the block walls. He elim- inated one of the two chimneys, qhich had provided vents for stoves in the 40-year-old house. One of the chimneys at the rear of the house was extended burning fireplaces were built in rear rooms on the first and 'second floors. Where the fireplace had orig- nally stood, a new wing was added to the house with a new 'entrance. Existing rooms were lenlarged and two new rooms 'were created. The house was completely re- 'wired, replastered and re- stuccoed. Air conditioning was added. The kitchen was com- pletely replaced as were all the bathrooms. What had been a storage room in the basement 'was converted to a recreation 'room, a half-bath and an equip- ment room. The main floor of the struc- tee +s aieing room, 'living Businessman room, music room, two bed- rooms, two bathrooms, a kitch- en and library wing. The sec- ond floor has a large living room, two bedrooms and two bathrooms and there is a three- car carport. The new stucco was painted off-white and a new roof of terne metal replaced the old shingled roof. The terne roof is painted gray and off-white in alternate panels, and a terne downspout is also painted gray. This old roofing material, se- lected because of its durability, now comes in 50-foot. seamless rolls and thus can be used for any type roof design. As for the small plot, it was formally. landscaped as befitted an ele- gant French town house.
