THE OSHAWA TIMES, , January 14, 1965 ZELLER'S RETAILERS TO THRIFTY CANADIANS 9:30 a.m. to 6 p.m. Daily Open to 9 p.m. Thursday and Friday ct ne anna WILLIAM GACH William Gach, 70, of 307 Currie avenue, who retired recently after 16 years at the City Yard (Public Works Department). He is married, and came to Can- ada from the Ukraine in 1913. He came to Oshawa in 1925 and worked for Ontario Malleable -Iron and General Motors before going to work for the city in 1948. He says he was hired at the 'old yard" which he recalls as being near Coulter Manu- facturing on Richmond street west. The next day he was one of six men who went to the new yard site and helped to erect an office, stockroom, lunch- room -- and later a four- door garage. In 1950, Mr. Gach fell off a city truck 'and spent five months re- cuperating in hospitals. He lost his hearing as a result. Real Estate Explained Real Estate is a unique busi-/ ness, belongs in the "profes-| sional" category and those in} the field need specialized knowl- edge to serve their fellow man, members of the Oshawa and District Real Estate Board meeting at Hotel Genosha were told Wednesday night. W. J. Richardson, assistant director of education for the Ontario Association of Real Estate Boards, emphasized there is more to real estate than selling. "You must analyze the needs of the buyer, and then fill these needs," he said. "'You have to tread the thin line between your) duty to the purchaser and your) duty to the seller. "This means explaining, and perhaps arranging, financing. This calls for a knowledge of the mortgage financing field. You have to put the details in writing, in concise, legal lan- guage -- making sure you give your client exactly what he wants. "Today you have a chance to become expert in all these things," said Mr. Richardson. He said the ODREB's educa- tion department is now estab- lished as a fulltime operation. Offered are an introductory course in fundamentals (lec- tures) and a six-month ad- vanced course, so far offered only by correspondence. Subjects included in the latter course are selling, leasing, ap- praisal and mortgage law. The Canadian Institute of Realtors, described by Mr. Richardson as the educational arm of the Canadian Associa-| tion of Real Estate Boards, sponsors a three-year course for realtors. This course is available in) Ontario through the extension| department of the University of Toronto. | Mr. Richardson said the intro-| ductory course may soon be a) pre-licencing requirement for all new salesmen, the advanced course the same for new brokers. "Relying solely on experience} used to be okay because it took) new competitors years to match) your experience," Mr. Richard-| son said. "'Now, with those com-| ing into the business arming| themselves with the knowledge available through these courses, the competition is stiffer."
