coordination of plan ning countywide the result could be chaos instead of good development We will have to revamp our countytown ship system of government here we have both rural and urban areas in this munici pality including four police villages of one another Our biggest problem is finding the finances build the senices they require There has been a lot of emphasis put on the development thats going to come its considered necessary to develop this country but very little on the ageold problem of finances Our planning remains uncertain because the province has not said which way Highway is going to go after it crosses Davis Dr It might go straight north or it might go northeast or northwest How can you plan if you dont know how the area is going to be carved up If this highway goes straight north as appears bo be the longterm solution it would change the whole structure of the west side of the township With the great demand for land and in terest in development north of Newmarket we must realize there are many things we are not geared for pollution control water mains and water towers for example A small municipality like ours cannot afford these things without serious long- range planning Ottawa and Ontario must tell us whether they plan to pour a lot of money into this area through Central Mort gage and Housing Corporation Ontario Housing the Ontario Water Resources Com mission and other agencies only a modest amount or only a few dollars Land use control by the county govern ment Is our answer but to use it we also need these assurances from other levels of government so we will know what to do with development proposals We need a yardstick to know what will happen in the next 16 years For example Holland Marsh has been designated in our official plan a summer resort area lots adjacent to that area now can get nearly any price they ask for them and it has also been classed as a vegetable garden area How long will it be before dollars and cents price vegetable garders and resorts out of the area How long can a working man in Toronto afford to keep a home there and pay the taxes we will require on his summer property up there Development must be planned on a larger scale so we can zone for the ultimate use This brings us back to the starting point the province will give us the legislation to run our own show in York County along with an indication of their longrange plans we could build an area that could be a credit to the whole country If we could get this we could cope with road patterns land use development ser vices and other tilings The provincial government recently ruled that public health units would be amalga mated into larger units York must join Ontario County and Oshawa so why cant they do the same thing with planning Right now with planning boards in the county each going their own individual ways regional planning is impossible Our official plan and the official plan of Newmarket are completely different yet only a strip of pavement is between us Why are developers moving in on land north of Davis Dr and not south of it Is it because somebody knows the pro vinces plans for the next years Is it because the Department of Munici pal Affairs feel this is the logical area Or is it because of a lack of land use and de velopment control that is allowing develop ers to do our
