Plans for an eightâ€"storey condominâ€" ium on Costigan Road have neighâ€" 5 bouring homeowners and nearby i condo dwellers alike upset about â€"the height of the building. Local residents turned out to share their thoughts on the proposal from Valery Homes at a public meeting hosted by the Town‘s Committee of the Whole last Monday evening. According to a Town staff report, when the overall subdivision plans for the area came forward in 2005, z council approved an eightâ€"storey, g 80â€"unit building for the site on the € north side of Costigan, beside the _â€"Clarke Neighbourhood Park. Valery E now intends to increase the numâ€" 2 ber of units to 105. 2 But neighbours maintain that a sign ® had stood on the site for some time § indicating the building would only .< be six storeys tall, just like the other ; nearby condos. "My whole view of Mount Nemo will be gone," said condo owner Larâ€" ry Young."I moved there three years sday, ago and I was told that six storeys was the maximum I would ever look at. You‘re telling us to stay informed, dut the rules keep changing. I don‘t know how you expect us to know what‘s going on." He also raised concerns about | safety, increased traffic and further | l eightâ€"storey building. | | contact Town Hall and ask what‘s going on there and they (Town | staff) will tell you," he said, pointâ€" | ing to the 2005 approval of an "I guess | should‘ve done more | research, and that‘s on me," said | "I Young. "If I knew, I wouldn‘t have Residents voice opposition to Costigan Road condo proposal overcrowding in local schools Ward 5 Councilior Arnold Hu#man | pointed out that the Town has no i jurisdiction over local schools. He also questioned where Young heard that the building would only be six storeys. "All a person has to do is smply ‘ ‘ bought." Fellow condo owner David Kiddle echoed Young‘s concerns and said he feels the lands should actuâ€" ally be part of the neighbourhood park. don‘t think this (property) should‘ve been designated for B Builders not required to hold meetings on projects: lown even need to consider such a proposal." Morrison also went on to express concerns reâ€" garding traffic congestion, decreased property values and an altered skyline. Longâ€"time Roseheath resident Paul O‘Meara echoed the traffic concerns. "I cannot put up with 170 units, one to two cars per unit coming out at the corner of Farmstead and Derry," he said. "It‘s a joke already in the morning at that (traffic) light." Joanne Tovey noted the building would affect enjoy in the mornings. And Glen Ferguson, president of the nearby townhouse coâ€"op 0i Farmstead, voiced support for the previously proposed medical building and also expressed concern about the impact the apartments could have on alreadyâ€"crowded onâ€"street parking in the neighbourhood. Local and Regional Councilior Mike Cluett sugâ€" | gested that adcitional right turn lanes at the Derry/Farmstead intersection could help alleviâ€" | ate the traffic congestion. Fellow Local ant Regional Councilior Colin Best questioned whem the building may be geared towards. Friday told him t could be anyone from young | people starting out to retirees, noting the the sunlight Roseheath properties currently | bedroom units. building will centain a mix of one and twoâ€" | Best also asked staff if it‘s possible for the Town to encourage builders to hold a public meeting with area residents if they change their plans. "I can really feel for some of the residents here that it‘s a complete shock to see this," he noted. Koopmans said the Town can encourage, but not require builders to hold their own meetings. Ward 8 Councillor Zeeshan Hamid questioned if the Town could mandate developers to give | buyers an information sheet that details the zoning of surrounding lands. Koopmans said the subdivision process does |\ require builders to provide notification clauses in their sales agreements. "But often proposals change over time," she said. "Anybody can apply to change the zoning applicable to their property at any time." Town staff will new evaluate the proposal and comments received. A report with a recommenâ€" dation to approve or deny the plans will go beâ€" fore council for a final decision in a few months. Use this rebate to fund your midâ€"life crisis.
