The Economic Development staff participated on the Town of Oakville Development Charges Committee. According to C.N. Watson, Oakville's New industrial/office development charge (Town + Hydro + Region + School Boards) is lower than that for Brampton and Mississauga. Each municipality in Ontario was required to review and come up with a new development charges by-law which, sets requirements for fees paid to the municipality for specific municipal services. In the case of Oakville, the pri mary cost associated with the non-residential development charges is roads. The Committee was provided with information on the importance of keep ing Oakville's development charges competitive with respect to other munic ipalities in the GTA. This need had been identified earlier in the Oakville's Economic Development Strategy. Additional information was provided on the high ranking placed on-site develop ment costs by site locators looking for new locations. Oakville Council has instituted a new discounted non-residential development charge of $2 per square feet for new industrial and office development. An exemption for expansions to existing industrial buildings (up to 50%) was also implemented. Oakville's new nonresidential rate is different from the past rate, because it blends the charge for industrial and office buildings. Economic development staff supported this blended concept, as office develop ment is of an equal priority under Oakville's Economic Development Strategy. Transition policies from the old to the new rates were also instituted, which are particularly important for developments in Winston Business Park. A separate and slightly higher rate was established for retail development in Oakville. ___________________________Advertorial______ Presentation Manner: Look as if you're enjoying yourself; be prepared; don's stay seated-sand by the side of the stage before you are J .L . * A: Congratulations, it's a great way introduced; stick to your time scheduleto gain exposure for your business. if need be, ask for a timer-it's bad form Giving free information sessions, offer and rude to go over the specific time ing to volunteer as a presenter/speaker you were given in the program; have six or master of ceremonies for a commu times the material you will present; nity business event certainly helps oth know how to ask for the question and be prepared for the questions and know ers as well as yourself. RUST*/ CHECK R u st C h e c k ... T im e Tested a n d P ro v en E ffective The Rust Check history dates back to 1970 when a Canadian pilot named Lynn McCleery, set out to combat the corrosion of dissimilar metals and electronic components in light aircraft. McCleery learned early in his research that the application of sealants, tars, waxes, and oil sprays was clearly the wrong approach to controlling corrosive oxidization and metallic rustout. McCleery reasoned that moisture was the primary catalyst that accelerated the corrosion process, so the elimination of moisture was essential to the success of a viable rust inhibitor. Although sealants and waxes were designed to block moisture out, testing showed that they can actually dry out and crack, trapping moisture against the metallic surfaces that they were supposed to protect. Testing also proved that oil sprays would not displace moisture and actually "floated" on water. Other inherent problems indicated that oil sprays could cause ignition problems, fire and health hazards, and would not bond to metal surfaces for prolonged periods of time. McCleery concluded that a precise formula of various chemicals was needed to displace moisture, penetrate contaminants, creep into seams and crevices, and bond to metal. After two years of testing, the formula known as Rust Check was developed and refined for the automotive industry. In the fall of 1973, McCleery introduced his unique chemically formulated rust protection system to the general public, when he opened the first Rust Check centre in Hepworth, Ontario. Rust is an electrochemical reaction that occurs when iron reverts to its natural state as an oxide. Rust is formed when metal reacts with water and oxygen from the environment. Salts used for de icing roads can greatly accelerate rusting. If water, oxygen and road salt are allowed to directly contact metal, rusting will be rapid. Rust Check is a unique blend of chemicals that include specially formulated carriers, water emulsifiers, capillary action creeping agents, penetrants, non-acidic rust inhibitors and binders that bond the product to metal. Rust Check can be applied in any season, in either wet or dry conditions. It displaces moisture and creeps into the tightest seams treating the metal with residual rust inhibitors. Rust Check can even be applied to older vehicles as it can penetrate rust and hairline cracks in existing tars or sealants, dispelling moisture, and treating the metal underneath the old coating. Rust Check has been time-tested and proven effective since 1973. Its "Guaranteed Forever" warranty is written proof that our customer has received the best rust protection that money can buy! Jones, medical director o f the Laser Rejuvenation Clinics, states that he is finding similiar results wuh his patients in Oakville.
