Council approved the development - which will locate on the south side of the major highway where Maple Avenue currently ends, next to The Home Depot and Galaxy Cinemas lands - at its meeting Monday night. The plans put forward by Octavian Meadows Estates Ltd. include a mix of 32 single detached homes and 62 medi- um density residential units that will most likely be condominium town- homes, along with land designated for employment uses. An area on the approximate 20-acre property is also slated to be set aside as a residential reserve block, which will be combined with land in abutting sub- division plans to create an additional 15 single detached houses. Before approving the necessary zon- ing bylaw amendment for the develop- ment to go ahead, council heard from Roper Drive resident Angela Michieli, who expressed concern that site plans haven't been completed yet for the sub- division and that even when they are, citizens aren't made aware of them. "We want to be informed up front," she said. Director of Planning and Development Mel Iovio explained that the development is currently at the draft plan stage, not site plan. He said there's no requirement for the Town to hold a meeting regarding site plans. Ward 1 Councillor Rick Day pointed out that the Town of Oakville follows a different procedure and has a site plan committee. lovio acknowledged that some municipalities do go above and beyond the requirements of the Planning Act. "But, 99 per cent of communities don't go beyond the act," he said. He noted that if the Town knows there are residents that have issues with a development, it will meet with them to discuss concerns. Site plan approval is given prior to the issuance of building permits. In addition to endorsing a zoning bylaw amendment, council also sup- ported granting draft plan approval for the subdivision.
