well advised to accept the offer he explained that in the pro posed future administration cm will recede to the status of real estate development agency we are not trying to get out from under from the development angle said mr finley all these assets will revert to the township at no cost whatsoever ajax has now 11 industries all in a growing state we have no ambitions to bring in large industry say employment 2000 we want to keep it diversified will separate functions the present desire of cm is to separate the normal municipal functions of ajax from its indus trial development program which is almost elaborate cm as the chief landowner will pay the township sums in lieu of taxes mr pope forecast tremendous development of ajax both in housing and industrially that is why we need zoning protection said mr pope we dont want to have a shacktown there is a great chance that pick ering township taxes will go down instead of up suppose the taxes did go up a little what would it be worth to have the finest planned town in canada wouldnt it be worth it said mr finley in answer to a question why the pumping station was not included in the turnover mr finley replied that its value was more than cm cared to giveover as a free gift but that if this were the only point of difference it could be easily resolved his questioner feared cm might use such holdbacks in order to with the pending application before the municipal board for the establishment of local improvement district at ajax it appears that not only have some of the owners of the area concerned certain reservations as to the formation of such a district but these reservations are shared by the township of pickering in view of this we feel it would be helpful if we restated our position our fundamental desire is to have ajax moved forward to mun icipal status as soon as possible and the establishment of a local improvement district seemed to be the first logical step towards this end we are primarily interested in our own property and have no desire whatever to have additional areas included in such a district however it will be recall ed that at the meeting brougham attended by representatives of the interested townships the joint planning board of whitby- pickering townships officials of the departments of planning and development and municipal affairs of the provincal govern- ment suggestions were made which resulted in the boundaries being extended considerably be yond our own area the only reason we support a larger area is that proper zoning control can then be accomplished hut if this protection was afforded by other means such as zoning then it would be unnecessary to go beyond our own boundaries with this in mind it has occurr ed to us that the township of pickering would be willing to have ajax be a part of its munici pality then we would be quite prepared to enter into the same arrangements with the township of pickering as we have offered to do with the proposed local improvement district provided that zoning action is taken by the township of pickering for your information f attach a copy of our letter which we forwarded to the municipal
