The proposed Amendment reflects the results of the Town initiated Community of Stouffville Residential Intensification Study (Background Analysis Report) prepared as part of the Residential Intensification Study, as well as a public information meeting on September 22, 2009 and a statutory public open house on October 7, 2009. The proposed Amendment is intended to implement directives associated with planning for residential intensification as required by the Provincial Growth Plan. The proposed amendment changes policies and designations within the Community of Stouffville Secondary Plan to implement an intensification target of 950 dwellings units for the period 2015-2031. 3. Community of Stouffville Residential Intensification The proposed Amendment applies to all the lands within the 6568 Main Street ZBA09.014 The proposed Amendment will change the zoning in General Zoning by-law No. 87-34 on the subject property from Residential Low Density Three (R3) to General Commercial (GC). The Applicant is proposing to convert the existing dwelling into business and professional offices. No alterations to the exterior of the dwelling are proposed. 2. Comprehensive Zoning By-law Update The Town of Whitchurch-Stouffville is undertaking a comprehensive zoning by-law review. The draft by-law would affect all lands in the town and would replace existing Zoning Byâ€"laws 87-34 and 72-7 in their entirety with a singular harmonized by-law containing a minimal number of exceptions. The proposed by~law contains contemporary zoning and parking standards for all types of uses.The proposed by-law is intended to bring the zoning in the Town into conformity with the Town of Whitchurch-Stouffville Offidal Plan. 1.
