4785 30487 and 1994 as amended date tuesday november 19 1996 time 730 pm place council chamber anthony roman centre 101 town centre boulevard markham ontario l3r 9w3 proposal a number of the towns existing urban area zoning bylaws contain separate definitions of the terms private club and commercial club commercial clubs are intended to include forprofit enterprises the current definition of private club does not include a clear distinction that such uses be not-for- profit this lack of clarity in the definition has prompted attempts to establish a wide variety of uses as private clubs in recent years including membership retail outlets and other uses not originally contemplated purpose and effect of the proposed amendment the proposed amendment would introduce the following new private club definition into all of the towns existing urban bylaws club private means a premises used as a meeting place by members and guests of members of nonprofit arid noncommercial organizations for community social or cultural purposes this definition does not include uses that are normally carried out as a commercial enterprise the only proposed change is the definition existing permissions for private club uses in zone categories will not be deleted the amendment will also include a a clause permitting the continuance of all uses originally established under existing bylaws as private clubs additional information additional information is available from the planning and development department contact bob crews 830 am 430 pm monfri tel 905 4777000 extension 360 please quote file no the planning and development committee of the town of markham to consider a proposed amendment to zoning bylaw 17796 as amended date tuesday november 19 1996 time 730 pm place council chamber anthony roman centre 101 town centre boulevard markham ontario l3r 9w3 proposal bylaw 17796 is a new comprehensive zoning bylaw for lands located in the markham urban expansion area originally enacted in june 1996 four general amendments to the bylaw are proposed as follows a to introduce a new residential r2la lane access zone within which all housing types will require vehicular access from rear lanes b to permit covered porches and stairs to encroach 100 into flanking side yards c to introduce minimum side yards of 06 metres and 03 metres for detached rear yard garages d to revise minimum rear yard requirements where detached rear yard garages are to be built to only require a minimum 60 metres 20 ft separation between the garage and the rear main wall of the house purpose and effect of the proposed amendment the town has received a number of expansion area subdivision applications incorporating housing accessed via rear lanes in prominent locations eg adjoining public parks valleylands major collector roads and transit corridors in requiring rear lane access the new r2la zone is proposed to ensure the provision of this form of development in these highly visible locations the encroachment provision for covered porches in flanking side yards is intended to improve the character of housing on corner lots by permitting porches closer to the street as is currently permitted in front yards the amendments for garages are specifically intended to govern free standing rear yard garages which do not straddle lot lines as currently permitted by the bylaw additional information
