way to a solution the solution emerged from a special planning committee meeting attended by represen tatives of felray in vestments and some residents near the plaza solicitor max raymond appearing for felray referred to a hearing before v ontario municipal board which was adjourned without decision- and he passed out copies of the ombs oral opinion the problem arose over a parcel of land to the rear of the shopping centre at the intersection of jasmine crescent and felcher blvd bill morrison a resident of the area expressed concern over a com mercial zone which would run back as far as a residential street the people there would prefer to see a house or two rather than a commercial zone he said on this basic point there appeared to be no disagreement- mr raymond said that felray was willing to see this land zoned for chairman eldred king pointed out that the omb had been hearing an application to rezone from one type of com mercial zone to another and naturally could not consider something aside from that the solicitor quoted from the omb opinion and a subsequent letter in essence- these in dicated that the omb would agree to the commercial rezoning on the front part of the land leaving the disputed area out the town should do a planning study yfith utmost dispatch on the exempted area and make another application based on such a study we have no quarrel with this at all said mr raymond speaking as a representative of felray i will state that we are prepared to pay the costs of such a study another resident jim henderson lives across the street from the proposed shopping centre he said that he had been assured that the disputed area would be rezoned for residential and accordingly he ob jected strongly when it was included in the new commercial zoning r committee members discussed the matter at some length with frequent reference to the omb opinion it seemed to be the general feeling that the parcel in question should be zoned residential to conform with the rest of the street on which it fronts although mr king pointed out that doing so would place bouses even closer to the shopping centre than mr hen dersons house is at present its not the same protested mr henderson zonbtvenue hs universit of ted in the pickering and the plaza it wont be right across the street as i am i cant plant a hedge down the middle of the street ultimately it was agreed on a motion by councillor- june button that the omb suggestion will be followed and a planning study to be paid for by felray will start immediately both the residents and the felray representatives expressed themselves as satisfied with this and these tents mark the encampment of an archeological project sponsored by the nauonal museum of man at the television star at plowing stouffville amendment number 11 to the towns official plan hovered over the last planning board meeting like a ghost the amendment alters the planning philosophy for two spe ci f i c areas musselmans lake and prestons lake while questions were raised about some specific points- members agreed early in the meeting to have an implementing bylaw drawn up and to proceed with the jimejidment y num jjj- residents mostly from the prestons lake area attended the meeting they were primarily interested in a delegation which was scheduled to make submissions concerning- the dipede property in that area the dipede proposal was presented by lawyer mike mcquaid during the lengthy and confusing debate a few major facts emerged mr mcquaid stated repeatedly thatjiis client has no quarrel with amendmenfno 11 his plan according to the lawyer boils down to a consolidationof existing plans of subdivision in order to leave the lakefront in its present state only lots between north road and a point above the shoreline would be built upon the lots in question run roughly- on thesouthroad north at the east side of the lake lots on the latter point mr mcquaid stated that access would be from the north only to avoid putting any extra traffic a number of problems were discussed including the amount of drainage and effluent that the lake can handle and access to the new the lawyer agreed with board members that the request in effect amounted to a wish to extend the boundaries of the amendment area no actual building proposal was being made he said 6o sales register auctions auction sate saturday
