got rough going over from Medonte Township counsel Trevitt Thursday as he defended the ski resorts desire to get residential zoning on its property in Medonte township Hanson testifying at the fourth day of the Ontario Municipal Board OMBi hearing on the townships comprehensive zoning bylaw said his clients plan to build permanent homes near the ski resort is quite natural because of the success of the resort In its new zoning bylaw Medonte Township has zoned the Horseshoe Valley land ski resort tSRi which allows only seasonal residences or permanent residences for ski resort employees The rest of the land would be zoned Environmental Protection tEP which does not permit residences for any pur pose Both the ski resort management and seasonal residents owners have objected to the proposed zoning Some of the residents say they bought the property for future retire ment homes which would not be permitted under either of the propoScd zonings Under crossvexemination Trevitt asked Hanson why he had not taken notice of the pl0pSd EP zoning in plans he drew up for future permanent residential developments for his client when the proposed zoning was public knowledge before the plans were sent to the township for approval The plan for proposed development was sent to the township in April 1975 two months after the proposed EP zoning was passed by township council Hanson replied that the major planning work for the development was done in 1973 The townships official plan which was ap proved in the same yar did not contain map showing inherent hazard lands which were zoned EP in 1975 That map said Hanson did not appear until after the bulk of the planning work had been completed In earlier testimony Hanson said the development to date has only 15 school children from 62 households But Trevitt then asked why the remaining 36 chalets now at the resort were not included in Hansons calculations of the number of school children Because they are not being used per manently he said Then are you saying our proposed zoning goes against what the majority of the residents are already doing Trevitt asked After Trevitt finished examining Hanson OMB panel vicechairman Willis Blair took him to task over statements he made concer ning the care taken to avoid cutting down trees in the development Hanson said in his testimony that the 88 chalets are serviced by three communal spetic beds instead of individual units Fewer trees had to be cut down he said by using the larger beds
