Minnesota Where the similarity ends abruptlyis in the value of their homes by local standards Ross and Connie Shaver paid $59900 last May for comfort able but hardly luxurious house near the western edge of Winnipeg The house has three bedrooms about 1300 square feet of living space an attached garage and basement the Sha vers decided to finish after they movedin Their friends Russ and Gje neve Erickson have similar but slightly larger home in the suburban community of New Hope few miles west of Min neapolis local real estate man values the house and prop erty at perhaps as much as $50000 The difference illustrates in striking fashion the additional hardships facing Canadian family in its quest for home ownership comparison of real estate listings in Winnipeg and Min neapolis newspapers confirms the view of one executive in the mortgage business in Canada that housing prices in general in the United States are sub stantially lower WRITE OFF INTEREST Families like the Ericksons have the further advantage of mortgage interest rates about three percentage points lower than in Canada and can write off the interest portion of their monthly housing payments for federal and state income tax purposes All in all the comparison is depressing from the Canadian point of view The two couples have dis cussed the differences in hous ing costs in their areas during visits with each other Gjeneve Erickson says prices in Min neapolis are far from cheap but she cringes at the idea of having to pay $60000 for house Both the Ericksons and the Shavers cherish the idea of owning their own homes and agree it is more elusive for younger couples entering the housing market following sev eral years of rapid price in creases The Shavers were able to par lay the proceeds from the sale of their first home into $17500 downpayment on their present one Even so the monthly pay ments on $42400 mortgage amount to$431 for principal and interest alone NEED TWO INCOMES Both are much more than couple can expect to pay in Winnipeg for sidebyside home of modest size Houses in the $40000 price range are very scarce Winnipeg and the Twin Cities are similar in many ways so it is bit surprising that the hous ing situation isnt similar as well The climate of southern Minnesota is only little less severe than that of southern Manitoba Winnipeg with slightly more than half mil lion people under onecity government dominates the area for hundreds of miles in any direction just like the Min neapolis area with about 18 million people number of reasons have been offered why housing is so much more expensive in Winni Peg Because of the prevalence of silt or shifting Red River gumbo in many parts of the city houses in Winnipeg need basements made of reinforced poured concrete requirement that may add $2000 to the cost of home But the biggest single reason appears to be the high cost of serviced land in Winnipeg fact Mr Patrick attributes sim ply lo supply and demand Lots are small by American standards and 5foot lot like the one owned by the Shavers can sell for up to $22000 in many areas of the city he says Minneapolisarea home ap praiser says the 97foot lot of the Ericksons would probably be valued at about $10000 al though some sources set the price as high as $15000 Housing prices in Winnipeg are lower than in many other Canadian cities and prices in the Twin Cities bit above the US national average This suggests the difference bet ween the value of the Shaver and Erickson homes is not an isolated example of cost dif ferentials in the two Marine Corps men branded misfits Boyington said many of his black sheep have been suc cessful since the war The units alumni includes two judges seven lawyers three physicians seven career Marine
