THE PROPOSED Official Plan Amendment consists of two parts. The first part of the Amendment pro- poses to reduce the current lot area requirements for all lands designated as "Estate Residential" in the Orr Lake Study Area from 0.8 hectares (1.97 acres) to 0.6 hectares (1.48 acres) of gross lot area per lot. The second part of the Amendment would permit the development of three estate residential lots by consent, on those lands located in part of Lot 65, Concession 2, W.PR., and identified on the Key Map below. THE COUNCIL of the Corporation of the Township of Flos recommends that every property owner ex- amine this notice to determine the effect of the pro- posed changes on his/her property holdings. ANY PERSON may attend the public meeting and/or make written or verbal representation either in sup- port of or in opposition to the proposed Official Plan Amendment. THE PROPOSED Zoning By-law Amendment would amend certain portions of the text of By-law P88-05, the Municipality's comprehensive Zoning By-law, as it pertains to "gross floor area' and "ground floor area". The definition of "'Ground Floor Area'"' is pro- posed to be amended to make this definition more precise, and the references to "gross floor area",. specifically as they relate to single family dwellings, are proposed to change to "ground floor area'. Also, it is proposed that the minimum ground floor area requirement be reduced in the case of 1/2 and 2 storey dwellings. It is felt that these changes will create satisfactory dwelling unit sizes in all zones where single family dwelling units are permitted.
