Realtor Rae Jones said that due to a lack of modern commodation, business in the * central core of the town has increased only 10 per cent in the past 10 years when 'the * town's population doubled. * Mr. Jones said that owners of downtown real estate have { been receiving a return on their money equal or less than if they had their funds invested in mortgages. "The only way they can realize a better re- turn on their investment is to revitalize their properties and al to the aggressive mer- chants." said Mr, Jones. _ Mr. Jones said that, in his » Opinion, about 50 per cent of the present downtown stores are in dire need of a complete overhaul and that if store own- - ers did not take action now when times are prosperous, ace) they might not get the oppor- tunity to do so later. At a recent meeting of the Whitby Retail Merchants, Mr. Jones suggested a syndicate be formed to purchase old down- town properties and refit them completely. Mr. Jones, a Whitby Realtor for 12 years, said a private in- vestment syndicate for which he is acting has so far pur- chased five downtown stores and have recently completed renovating three of them, The next project is the property at 109 and 111 Dundas Street West. "If stores don't move to modern premises the decay of the downtown Whitby area will continue,"' said Mr. Jones. The chairman of the Whitby Merchants Association, Joe Ottenbrite, said he sereed with the renewal program. He said there is a need for it in certain areas, He said the town would derive extra tax dollars from the renovated properties and suggested that a park- ing authority be set up by coun- cil to look into the downtown parking problems. Mr, Ottenbrite said a num- ber of Whitby merchants were in' need of larger and more modern stores and the Mer- chants' Association should show a united front to town council on the renewal and parking questions.
