The flooring and pro- perly finished floors add a great deal to the appearance of the house, Prospective homeowners usually give considerable thought to the flooring to be in- stalled in their new homes. Both hardwood and- tile floors collect less dirt and are easier to clean and polish if they are well laid and finished. There are many types of flooring. There is a type of flooring, at least in the living and dining rooms, while others prefer resilient flooring in all rooms, Ceramic tile is popular for bathroom floors. The main species of wood used for flooring are maple, birch and oak, all hardwood. Wood manufacturers grade their lumber according to quality and appearance. Top grade flooring is fairly uniform in color and is virtually free from defects. Me- dium grades may be just as serviceable but will contain some knots and blemishes and there will be a larger propor- tion of short pieces in every load. Mill-run flooring is a mix- ture of all unsorted grades ex- actly as it comes from the mill. Flooring grades for NHA-financ- ed houses are specified in the book "Residential Standards" which is available at any CMHC posely dried out, care must be taken to keep it free of mois- ture. It should be nailed in place as soon as possible after delivery to the site. If the lum- ber contains too much moisture, wide spaces will appear be- ween the boards following shrinkage. Flooring should never be stored in a house that has just been plastered, and if necessary, the heating system should be kept in operation be- tween the time the lumber is delivered and the floor-laying job is completed WOOD SIDING FINISH Wood siding is a traditional finish for homes in many parts of Canada. It gives a pleasing appearance and is well suited to both single and two-storey houses. There are many types of wood siding and any of them can be manufactured in a variety of widths and shapes so that choice is largely a matter of personal preference. How- ever, cedar is one of the most popular woads decause of its good weathering qualities. There are special precautions required when using wood sid- ing. For instance, it is import- ant that only dry stock be used and once it is nailed on, wood Siding should not be exposed to the weather too long before Office. Some of these require little or no maintenance which is an im- portant cost factor later. Each type of siding has different fea- ures and advantages and po- tential home - owners should consider them carefully before making a selection. The remain- ing carpentry on the outside of the house involves the gables, eaves and undersides of the roof projection. Wood siding or ply- wood are often used for gable ends and an air vent is usually required near the top of the gable to ventilate the attic space and prevent dampness in this part of the house: THE BASEMENT A smooth, hard basement floor adds value to a house. An even floor is easier to keep clean and is important if plans include a basement recrdation room, The floor in the laundry area should slope towards the drain. While the basement stairs can be built before the floor is poured, it may be pre- ferable #0 wait until the floor is finished. This is a safety precaution because it makes it easier to keep the bottom step the same height as the others -- thus minimizing the possi- bility of accidents It is also necessary to get proper héad room in the basement stairs Allowance should be made for this headroom at the planning stage and re-checked when the floor is being framed. Base- ments should be _ ventilated through basement windows or by a system of mechanical ven- tilation. Clear height of the basement to underside of floor joists should be at least 7' 2" to allow for future recreation or other rooms in the basement. FIREPLACE A fireplace is not a manda- tory item in a house: but it can improve the appearance and add to the comfort of the living-room, .Building. a __fire- place requires both skill 'and experience.
