Hiring an expert realtor to attract top buyers is always important but especially now, when the number of days on market has increased, leading to a rise in active listings as many prospective buyers wait for further interest rate cuts. In June, Durham Region reported 877 sales with an average price of $956,428, closely mirroring June 2023, which had 891 sales at an average price of $996,452. Notably, active listings surged by 62 per cent to 2,181 up from 1,344 in June 2023, the Central Lakes Association of Realtors reports. Many agents don't have experience in this type of real estate market and are still underpricing listings in hopes of attracting multiple offers to get sellers the maximum market price. It's a questionable strategy in our current market. Numerous recent sales may have left money on the table. The King Home Team: Royal Heritage Realty sells houses based on solid business principles that protect what is likely your largest asset, getting you as much as 18 per cent more than other agents. We have proven experience selling in every type of market and through our Expert Advisor Home Selling System, achieve results that consistently ex- ceed our clients' expectations. Our system includes a comprehensive Local Market Analysis to ensure your house is competitively priced for today's mar- ket - not the one in the rearview mirror. Our 84-Point Marketing Plan will help sell your home at the top of the market in the least amount of time and includes a 24-7 Virtual Open House Tour, Weekend Open House, a Just Listed Neighbourhood Campaign, and print and online advertising to expose your home to a wide pool of target buyers. Professional staging complete with furniture and accessories is included in our services and will help your target buyer imagine calling your house their new home. Professional photography, drone photography and videography will highlight your home's best and most unique attributes - differentiating it from the competition and helping buyers appreciate your home's true value. Attractive and informative marketing materials showcase your home as well as community amenities. We're proud to call the Village of Brooklin home and our knowledge of area businesses, schools, walking trails, and even the best dog parks and cafés is second to none. We also market your home to other agents as we know another real estate professional may bring you a buyer. Regardless of how well a home is positioned to attract the perfect buyer, too many potentially good deals go bad because of poor negotiation skills. The King Home Team's well-earned reputation for skillful negotiation goes a long way among fellow realtors to help ensure an outcome that serves your best interests. If you find yourself in a financial bind when it comes time to renew your mort- gage and are considering downsizing, please know we'll provide valuable advice and will work with your budget to meet your needs. On it was the student's name and key information which would be read out as the grad took the stage. Instead, Elise Doherty was given an orange card indicating she'd won an award. She had no idea she was about to become winner of the Brooklin Town Crier's award given annually for an outstanding student entering post-secondary communication or media studies. As for the monetary reward that comes with it, she said she plans to put it to text books or other school related items when she attends Carleton University in the fall. She works two summer jobs, one with Stroud Farms on Lakeridge and the other as a now fully qualified lifeguard and swim instructor in Ajax. Those plus an effervescent personality should stand her in good stead at Carleton where she'll study - naturally - communications and media. "I'm a people person," she says. "I just like to be around people and find out about them. It's why I plan to go into human resources or public relations once I'm done school." Her choice of Carleton was heavily influenced by an aunt who's in PR and cousins who attended the school. She plans to spend the first year in residence before linking up with friends to rent a place after that. With high school now in the past, she's able to reflect on some great memories. "Probably my fondest memories are about bonding with my teachers. I took a business and leadership course and helped organize a Festival of Lights and Remembrance Day ceremony." That was her first foray into speaking in front of an audience of her peers. The initial ones with grade 9 students was, she admits, a bit shaky. But by the time she had to address the grade 11s, things got smoother. "I was a dancer for about 10 years with the Brooklin Dance Academy but performing a dance isn't the same at all as talking in front of a group," she admits. "It took some getting used to. Actually, I think I ended up doing a really good job," and she adds a chuckle. The BTC congratulates her on the award and wishes her the best in her future endeavours, whether in front of an audience or not. Dear Doug: Read Page 2.
