(CTC) contin- ues to review opportunities to build a new store in Port Perry, a company offi- cial says. CTC real estate manager John Scharer said last week that his compa- ny is still talking with two developers who have proposed commercial develop- ments in Port Perry: Stockworth MBG, which proposes to build a shopping cen- tre south of town off Simcoe St., and Quorum Development Corp., whose plaza plan for Hwy. 7A west of town includes a new IGA store. "We're reviewing all our options in Port Perry," said Mr. Scharer. CTC had originally backed the Stockworth plan, which would require a rezoning and official plan amendment to a portion of the old Johnston | Controls property on the east side of Simcoe St., south of town. Two weeks ago Stockworth MBG failed in an attempt to have its land exempted from Scugog's official plan, which is current- ly the subject of an appeal hearing before the Optgrio Municipal Board (OMB)... That means Stockworth will have to go through a rezoning process at the township and regional levels, which could take some time. Mr. Scharer said his company will continue to monitor that process. CTC has also begun talking again to Quorum, with whom some negotiations were earlier held, said Mr. Scharer. He said that after examination of the two properties, CTC determined the Stockworth site to be most suitable for a new store, "for a number of factors". He insists that while Canadian Tire wants to build a new outlet to replace its small, aging store in the Hwy. 7A Port Perry Plaza, the company feels no sense of urgency, and has set no dead- line for choosing a new site. "We haven't exactly got ourselves pinned on any site," he said, but admit- ted a move in the future will be neces- sary. ' "T don't think our existing store is a viable location down the road... Our goal is to service Port Perry better than we are now," said Mr. Scharer. Mark Dawson of Quorum Development Corp. said his company had begun talking with CTC once again in the wake of Stockworth MBG's failed attempt to gain standing at the OMB appeal during a special hearing here Nov. 5. "There has been discussion of late and the reason for that is, I'm assum- ing, because the OMB decided the way it did, and Canadian Tire would rather move sooner than later," said Mr. Dawson. Quorum has proposed to build a 70,000 square foot shopping centre on six acres of land now occupied by the Port Perry Flea Market, on Hwy. 7A west of downtown Port Perry. The anchor attraction of the plaza as planned will be a 35,000 square foot IGA grocery store, replacing the 22,000 square foot outlet the chain now occu- pies on Queen St. A public meeting on the plan has been held, but Scugog Township coun- cillors have yet to consider a bylaw allowing the required rezoning for the project. Despite that, Quorum has pro- gressed a lot further through the process required by the Planning Act than Stockworth, said Mr. Dawson: "It's probable that we would. be in the ground and building before Stockworth." He acknowledged that overtures had been made to Canadian Tire before, and that the company had opted to pursue other avenues in Port Perry. "I think Canadian Tire is weighing the options," said Mr. Dawson. "They're looking at our site from the standpoint of whether they can fit the building on the site that they require." The Quorum site would allow for less than the 50,000 square feet of space offered in the Stockworth plan. Meanwhile, there's been no official action launched by Stockworth to begin the rezoning process for the land south of town, said Scugog administrator Earl Cuddie. "We've been approached for interpre- tation of the (zoning) bylaw, but we have no applications or anything," he said. Stockworth official Bob Carey told The Star several weeks ago that the company would likely seek to rezone a 16-acre package of the property com- mercial, and leave the remainder -- including the vacant plant -- with its current industrial designation. But the municipality has received no notice of intention from the developers, said Mr. Cuddie. "I don't know what their game plan is," he said.
