The defeat of the plan by Jay-M Holdings to build a 2,500-home devel- opment in the southwest corner of Uxbridge means that there's not much chance a similar plan will be proposed here in the near future either, he added. "Their plan was demolished," the mayor said of last Wednesday's vote. "I'm not always impressed with regional council and the conflict- ing agendas that go on there, but this was proba- bly the best regional council meeting I've ever been at," he said. "The presentations were excellent, the dis- cussions to the point, and, in the end, every- body thought about the request from the develop- er and what was best for the area and not for them. "I think we came to a very good decision." The regions planning committee accepted a rec- ommendation from staff that the proposal be rejected. Wednesday, the full council endorsed the committee's action. The Gan Eden propos- al will be the subject of an Ontario Municipal Board hearing, which is to convene Feb. 14. Developer Joey Tannenbaum has pledged he'll try to bring the York-Durham sewage system -- also known as the "big pipe" -- to Gan Eden to service the devel- opment. That, Ss a y s Mayor Moffatt, would lead to sprawl- ing urban areas across the now pri- marily rural north Durham. "If they established a connection with the York- Durham pipe, then there would be urban develop- ment all the way between Uxbridge and Stouffville. There would be develop- ments on four or five miles on either side and we would have no justi- fication then to say no to any new develop- ments," said the mayor. "In the long-run, if they accepted the idea, it wouldn't take much to extend the pipe to Port Perry." Township council has gone on record as being opposed to quick, wide- spread development, opting instead for slow, steady growth. The mayor speculat- ed that if the plan were suggested for urban southern Durham, rather than the environ- mentally-sensitive Oak Ridges Moraine, it would have been accept- ed by councillors. "If the proposal was made for the Ajax or Pickering area where areas have been select- ed in the region's Official Plan for growth, then I think it would have been accepted in a heartbeat," he said. "In my view if they were sensible they'd... realize their plan won't fly here, and put their development where it would get overwhelming approval."
