There are a number of unre- solved problems pertaining to the development and it was hoped that by meeting with the developer, without the planners and lawyers, they may be able to shuffle by some of the red tape and put their cards on the table. One of the main bones of con- tention is the amout of parking on the site. Last week council was in- formed by their planner, M1. John McDermott, that the developer of Conway Place was proposing 1.2 spaces per unit instead of the 1.5 spaces as required by the munici- palities by-law. Mr. Moehring explained to council Monday that there are enough parking spaces on the property to meet the 1.5 spaces re- quirement if the entire parcel is looked at as one. It is only when the condo's and the commercial area are split that there is a short- fall of spaces on the condo parcel of land. "We have more than enough spaces for the commercial area, but are a few short for the condo's," Mr. Mochring said. The only area the developer may have some problem meeting the required number of parking spaces is the seniors building, and if ne- cessary he will down-scale the building to meet the by-law re- quirements. Council also discussed the pur- chase of the MTC land along 7A highway just west of the causeway _ which abuts the Conway site. Mr. Mochring explained to council that he had been working on the purchase of the property for about 2 1/2 years, but the ball was now in the Township's court. Mr. Moechring told council the MTC is prepared to negotiate a sale of the land to the Township, and as long as the price is reasona- ble (market value) he would buy it Frank and Grace mark their 50th anniversary Sunday, Aug. 28, 1988 was a memorable day for Grace and Frank Hastings, as they celebrated their 50th. The wedding of 50 years ago took place in Port Perry Aug. 24, 1938, on the lawn of the bride's parents, Mr. and Mrs. John Cawker after which the happy couple took up residence in Oshawa, where their three children were born, returned to the bride's family home on Pax- ton St., Port Perry in 1945, and 17 years ago, built a retirement home at 389 Bigelow St., where they now reside. Frank - a graduate of O.A.C. Guelph, and Grace - a teacher and music teacher, are well known by many people in this area. from the municipality when the purchase was completed. Council agreed to pursue the purchase of the land, which will create about 50 parking spaces on the south-east corner of the devel- opment, with the intentions of sal- ing it back to the developer. Councillor Yvonne Christie asked Mr. Mochring if the MTC land would be available to fisher- men on the weekend and evenings to park the cars as they fish along the causeway. Mr. Moehring answered the question by saying there is lite he could do to stop people parking in the lot to go fishing. During an "in-camera" session with members of council, the de- veloper discussed the purchase of the triangular piece of parkland across from the ballpark from the township. It was agreed months ago that the Township will sell the land, and the in-camera discus- sion was to firm-up the price on this piece land. Based on land costs around Port Perry, it is expected to the price will be about $150,000, although this has not been con- firmed. In regards to the time-frame for beginning construction Mr. Moeh- ring told council that he has all but given up any hope of getting start- ed this fall. But, he did ask coun- cil if it would be possible to ob- tain his building permits in the early spring so he can get under- way as soon as the frost leaves the ground. He told members of council that he was basically pleased with the progress, and that they are begin- ning to work on a refined plan of the condos which he hopes will be ready for their viewing in a couple of months. "I have been told by a Toronto developer that the plans we are proposing for the Conway proper- ty are as well designed as the Rose Hill apartments in downtown To- ronto. These are probably one of the best designed apartment com- plexes in the city", Mr. Mochring said, indicating the quality of the development project that will soon grace the south shoreline of Lake Scugog.
