a Ci WR eT RL Explains Conway Fears of a 90,000 square foot shop- ping centre on the Conway site were somewhat alleviated last week when developer Hans Moehring met with the Directors of the Scugog Chamber of Commerce and explain- ed his plans. Actual new retail space will amount to about 54,000 sq. ft. with the remainder of the space devoted to a new Conway Restaurant (6,400 sq. ft.), office space of some 10,000 sq. ft. and the remaining 20,000 square feet for a proposed indoor swimming pool, squash courts, cinema and meeting rooms. During his presentation, Mr. Moehring outlined the plans for the Conway Development site, saying that what he has planned would be a catalyst to improve the entire waterfront, thus attracting tourists and business that is not here presently. "This site cannot be duplicated, and it is one of the finest develop- ment sites available,"" Mr. Moehr- ing explained, after being asked why he had picked Port Perry for such a large project. He also said he planned to live in one of the condos, when the project is completed. When asked about public access to the lakefront property where the condos are proposed, Mr. Moehring said that he feels that the lake belongs to the public and would like it to be accessible. But he continued, all of his planners and consultants have advised him that leaving it open to the public would not make the condos as attractive to potential purchasers. Development plans call for the construction of a sea-wall as early as this winter, then start building two of the condos and the retail shopping centre beginning next summer. Councillor Howard Hall, who was invited to this meeting, said that he felt the Seniors Retirement Housing was just a '"plum" to encourage council to look favourably on the project. "If you are really serious about the Seniors Complex, why not start them first," he asked. Mr. Moehring answered, saying ~ "T'll go on record now. Give me the approvals to get started in May (1988) and I will start the Seniors building first." The Seniors building planned, is a six storey structure that would in- clude dining and meeting rooms, health care amenities and 100 units. When addressing the problems of traffic congestion, Mr. Moehring said transportation is one of the big- gest problems faced, not only on their project, but in Port Perry generally. "You have a parking problem on Queen Street and that problem should be addressed soon or the merchants will begin to lose business," he said. Although Mr. Moehring does not feel personally that signal lights at the entrance to Port Perry Plaza and the new Conway Development . site would help the existing pro- blem, he said they were willing to work towards a mutual solution. "One intersection as far to the east as possible would be the most help," he said. If given the necessary approvals from the Township and the Region, Mr. Moehring feels that the project (not including the seniors building) could be completed in about 18 months.
