While he presented the concept for the project to Scugog Township council several months ago, he hopes to have a meeting with coun- cillors in the next few weeks to unveil the detailed plans, studies and drawings. The plans now call for construc- tion of four condominium buildings, each with 24 units. He said they will be luxury units with two bedrooms, all with a view of Lake Scugog. He estimated the price of the units at between $150,000 and $175,000 and they would be some 1400 square feet in size. "The four buildings would be con- structed close to the shore of the lake on land roughly behind the pre- sent Conway Restaurant. The seniors retirement apartment building would be built on land roughly behind the present car wash-laundramat, while the covered mall would be where Bayshore Takeout and the laun- dramat are now located. The present Conway Place Restaurant will be torn down and re- built further to the east and closer to the lakeshore. _ Mr. Moehring said the entire pro- ject will be "first class," with the best materials used in construction and a great deal of attention paid to landscaping and parking areas. The design of the covered mall will be rustic with a peaked roof similar to the St. Lawrence market style in Toronto. It will be two stories with a second floor pro- menade over-looking the shops. Mr. Moehring said the entire pro- Ject could be completed in two years but the initial construction will start on the condominium buildings. Already he has received numerous enquiries from residents of Port Perry expressing an interest in pur- chasing a unit or renting an apart- ment in the seniors retirement building. As for access onto Highway 7A, Mr. Moehring said the plans call for a single entrance into the commer- cial area of the project with access into the apartment and con- dominiums via a road off Water Street. Scugog Township council is in the process of trying to come up with a plan to ease the traffic problems along that particular stretch of Highway 7A from Water Street to the causeway and Mr. Moehring said part of the problem should be eased by the fact that the number of entrances into the property will be reduced from the current five to one. He said he is prepared to co- operate with the municipality in reaching a solution to the traffic pro- blems in the area. He hopes to have all the necessary zoning changes and Official Plan amendments in place by early in 1988. The Compton Mercantile Group is currently involved with several other projects in southern Ontario including plazas and condominiums in Belleville and Kitchener, a seniors retirement community for 2000 people on Rice Lake and an art gallery on Jarvis Street in Toronto. Mr. Moehring said he believes strongly that Port Perry is ready for a development of this magnitude, especially when studies indicate the overall economy of the greater Toronto area will continue to flourish and there will be a con- siderable increase in population of the same area over the next 20 years.
