g i Ontario's rent review system The Government of Ontario has created a new system of rent review, designed to increase protec- tion for tenants and encourage the construction of new rental housing. The Residential Rent Regulation Act is based upon a unique agree- ment reached by a committee of te- 'nant and landlord representatives, providing an improved and fair system of rent review for the province. ~ A series of new tenant protection measures is central to the new rent review system. All tenants now protected by rent review All tenants living in private ren- tal units in Ontario are now pro- tected by rent review. This means units located in buildings which were first rented after 1975 are no longer exempt from rent review. Whether you rent a house, townhouse or an apartment unit, you are protected under this law. Only one rent increase annually The rent for a unit can be increas- ed only once in a 12-month period. Landlords must give tenants at | least a 90 day notice of a rent increase. The Rent Review Guideline The four percent Rent Review Guideline is in effect retroactive from August 1, 1985 to December 31, - 1986. Under the new legislation, the Rent Review Guideline will be ad- justed each year to respond to changes in economic conditions, providing tenants with greater pro- tection in times of high inflation. The new Guideline is the amount by which a landlord can increase the maximum rent for a unit without ap- proval from the Ministry of Housing. "The Rent Review Guideline for ' 1987 is 5.2 percent. In future, the Ministry of Housing will announce by August 31 the Guideline for the upcoming year. Protection from illegal rents by a rent registry A computerized Rent Registry is ° being established to record the max- imum rent which can be charged for each rental unit in the province. Information from the Registry _ will be free of charge and available by toll-free telephone, enabling tenants, for the first time, to verify the maximum rent for a unit. Ensuring proper maintenance standards A new Residential Rental Stan- dards Board will be created to establish standards designed to en- sure that tenants throughout On- tario receive proper maintenance of their rental units. Failure by a landlord to meet these standards may result in either suspension or forfeiture of rent increases. a A streamlined rent review process The new rent review process is designed to be fast, fair and effi- cient. Maid of honour was Lori Felstead, friend of the bride and-Nancy Tomlinson, Jeariette van Gestel and L nda Veho! were bridesmaids. The girls wore full length burgundy gowns and carried bou quets of pink, burgundy and gray flowers: Debbie Kerr, of Sherbrooke, Quebec was flower girl and-Michael Tomlinson, the bride's nephew was ringbearer The groom, son of Mr and Mrs. Bruce Dickson of Burlington, Ontario, wore a gray tuxedo with silver cummerbund and a yellow rose boutonniere. The best man was James Davies, friend of the groom. Ushers were David Dickson, Kevin Grieves, and Ben Men nen All the ushers wore gray tuxedos and white carnation boutonnieres The mother of the bride wore a 3/4 length gown of royal blue satin and the mother of the groom wore-a 3/4 length gown of dusty rose. Both fathers wore dark suits with white carnation boutonnieres. The reception and dance were held at the Nestleton Com munity Centre Guests included friends and relatives from Sherbrooke, Quebec. Prior to her marriage Susan was honoured by two personal showers One was held by special friends, Shirley Berry and Jody Berry and the other by Kathy Jordan and Lor Felstead.
