8 - PORT PERRY STAR - Wednesday, Mar. 19, 1975 Scugog township will for- ward a resolution to the Durham Region land divis- ion committee informing them that the township is willing to prepare a bylaw to exempt semi-detached dwel- lings within the municipal- ~ity, from part lot control, eliminating the necessity of consent. In a letter requesting town- ship input as to how it wished to act concerning semi- detached units, the commit- tee stated that 'since the Land division Committee of the region of Durham was formed, it has become increasingly apparent that new Semi-Detached Homes already constructed and under an agreement of sale have to be severed through application to the Land Division Committee process, when in fact such an applic- ation is always approved and the committee serves as a Rubber Stamp. The new "Semi-Detached dwellings have already received proper scrutiny by the Local Building Depart- ment prior to issuance of a Building Permit with regard to Zoning By-laws, applic- able servicing fees paid, and is the Semi-Detached home constructed. The builder must Committee of Adjustment or Land Division Committee for severance to legally have two separated dwellings. (Usual fee, $50.00). Upon receipt of an application, the committee's Secretary cir- culates and received com- ments on the application from public bodies such as Local Planning Department, Regional Planning Depart- ment, Public Health Depart- ment, Local Public works Department and Regional RADIAL TIRES| - NEW FACTORY - SECONDS - FR78-14; GR78-14-15: HR78-15 -WHITEWALLS Sale Price SCALA BROS. This process becomes very expensive to the public body and is a non-recoverable expense as well as being redundant as the Semi- Detached buildings has been constructed and is a legal fact except for the techni- cality of being split into two 'separate ownerships. Applicants in many cases, engage legal counsel to- represent their interest before the Land division committee even though none is necessary. Therefore, the Region of: Durham Land Division committee recommends that the Planning Act (Section 29 (4)) be amended to exempt new Semi-Detached dwelling' units from Part Lot control."
