Ribcor Holdings Ltd. of Don Mills has been given the green light by council mem- bers to construct 520 family { --units in the immediate Port Perry area. Ribcor is headed i by Mr. P. Rubinoff, and is 4 usually represented at 4 _council and planning board 4 meetings by Edward J. Calb. | Ribcor owns most of the 4 vacant land int.he west end | of Port Pedrry including Poplar Park and all the land to the south of it. The company proposes to build 90 single family homes on land which runs south from Flamingo Pastries to the beer store and west from Simcoe Street to the Town- line. Known as "Phase 1," this sub division would create new roads and would not change what exists on the West side of Simcoe or the North side of Queen. The land owned by Ricor is behind the houses which are already int he area. Phase one has draft plan approva fromthe Provincial Government. ! WILL DONATE SWIMMING POOL "Phase two," of the Ribcor oped by local companies and "SERENE 8 plan is in Poplar Park. This plan, which also has draft plan approval from Queens Park, calls for 66 two family, semi detached houses and 96 single family homes for a total of 162 family units. The company has bought all the park including the swimm ing pool and pond. Provincial Government regulations require devel- opers to-donate at least 5 percent of all land being sub- divided to the town for park purposes. Ribcor will donate the portion of the existing private park.which contains a swimming pool, change rooms and a pond. The land donated will be more than the required 5 percent and _Ribcor will pay maintenance costs of the pool for the first few years. Among the unusual names the company suggested for streets in this sub division was Bye Bye Birdie Avenue, which led one wit to suggest that Bye Bye Trailer Camp might be more appropriate. . Council intends to change the names which have been suggested to names with more significance to local history. NE. WALL TO WALL HOUSES Phase 3 of the plan takes in all of the land south of Poplar Park and west of Union Street, to the Port Perry townlines, and Phase 4 ad joins it to the west in Reach Township between Union and the Oshawa Road. Another developer, Van Edwards Estates which built Kent Estates, has a plan to build a sub division which would adjoin the Ribcor development to "the south, and a firm headed by Charles Santos of Toronto takes over where Van Edwards leaves off. Between them the three companies plan to develop almost wall to wall housing between here and the Coulter Plant. Oshawa developers have started coming the other way so it may not be unreasonable to some day: expec a solid blanket of sub divisions from Port Perry to" Oshawa. TOWNHOUSES Ribcor also has proposed a development of 16 condim- inium style townhouses opposite R.H. Cornish Public School. The company owns a small piece of land behind the water tower on which the townhouses could fit. Access to the condiminium could be gained through two lots facing Queen Street which Ribcor owns, and _ which it hopes to turn into a private roadway. This final stage is probably the furthest away from completion. In order to allow the townhouses the land would have to be rezoned, and Ribcor has not yet started serious negotiations with council on that proposal. . CO-OPERATES PRESS : Davelopers are not always anxious to be frank with the press about their plans. Mr. Edward Calb, of Ribcor has taken consider- able time and care to assist the STAR in understand- ing what his company proposes, and his co-opera- tion is much appreciated. These developments seem to be proposed for family living in a family town, and Mr. Calb's frank co-opera- tion indicates his belief that the company certainly has nothing to hide. More than a little humour, mixed with some nostalgia, entered the November 27 meeting of council when a letter from York Engin- eering was introduced sug- gesting names for new streets which may be built in the Poplar Park sub division. Ameng the names sugges- ted were; Bye Bye Bird Avenue, Poplar Bird Cres., Victory Song Cres. Blue Spruce Cres., Hickory Pride Cres., Capetwon Blvd., and Noble Victory Road. "Deputy reeve Phil Orde wondered if the names were in response to his demand for a tree in front of every house. Other councillors thought the names may have been inspired by a bad day at the race track. Finally all agreed that the names were for the birds, and decided to substitute local names in their place. Reeve Robert Kenny wanted names that honoured well known people int he town's past or present, and he suggested naming one street after Port Perry Star pioneer Samuel Farmer. Mr. Orde suggested that a road he named after Reeve Kenny, to which the Reeve replied that it would be a good idea to include at least one name from our neigh- bours on the Scugog Island Indian Reserve.
