But the plain fact of the matter is that the risk of building homes at such high prices is so overwhelming that most of us decided to go on living im makeshift apartments of other cramped quarters, Our purpose is not to tell you how you can beat this game, but how you can play a better one, If you wilk do as we tell you you may land in your own home without the high expense. In the next article to appear in this column definite items will be listed which will show where and how savings can be made in home building. PLANNING , BUILDING , FINANCING TERA a ld DEE - [1 By W, E, Van Egmond & Man, E, Store § Architects This plan would solve the proh- lem of the prospective home builder who desires a home of the bungalow type; to be built on a lot of limited frontage, for being only 25 feet 6 inches wide, it could be easily erect- ed on a 36 foot lot, It has six rooms, all of a size suitable for their purpose, while a striking fea- ture indicative of careful planning is the ahsemce of space loss in halls, By enclosing the verandah as has heen done in this case, it is prac- tically transformed into a sunroom, and as such would be warm and useable throughout the year. Fur- thermore, as we must pass through here to enter the house, it obviates the necessity of a vestibule by it- self performing its functions. The living room which is about 13 feet by 14 feet has a fireplace in the center of the exterior wall with a window on each side, A very wide doorway between the living and dining rooms. renders it possi- ble, when oceasion demands, to have these two serve the purpose of one larga room. The kitchen, a well lighted square room, is of ample size to accommo- date sink, cabinet, range, ironing board, refrigerator and all those items designed to improve the housekeeper's lot, and when so equipped a maid would think twice before leaving such pleasant quar- ters. As an example of compact con- venient planning the arrangement at the rear door is worthy of par- ticular attention. Notice how easily the basement stairs, maid's room. and rear door may be reached from the kitchen without in any way con- jesting that room itself also how me- ter readers and others going direct to the basement, wil! find it un- necessary to pass through the kit- chen. The exterior shows strong Span- ish tendencies but is none the less thoroughly practical for a Canadian home. Noteworthy features are the shaping of the rafter ends, and the extremely heavy overhang of the roof at eaves and gables, a typical Spanish treatment. Another much-travelled road that is treacherous in wet weather is the Dundas road into Toronto. It seems to hold all the oil that drips from cars, and when rain comes it makes a mean driving surface. The plain concrete road does not seem to have mearly the same skidding qualities as some of the older highways. It's just a question if some of those "skidding" sections should not be replaced, especially on much- travelled stretches. One must feel, Sir Arthur said. | that Europe was not the only or perhaps the main centre in which wother storm might arise to in- volve the world in war. In recent vears it had become apparent that wound the shores of the Pacific 2onditions were deyeloping which, inless studied and appreciated, un- derstood and interpreted rightly, wight lead in time to a castastrophe which might not be limited to the astern hemisphere. Honolulu, the "eross roads of the Pacific," he thought, was a good place where those conditions might be studied. His interest in the institute he summed up in the following words. "Any experiment that seeks to prove whether or not race conflicts and misconceptions are inevitable, is worthy of our sincere sympathy and active support. The Institute of Pacific Relations is seeking di- ligently all facts that bear on the solution of Pacific relations. It will mak. these facts available, for only fon the knowledge of facts, interpret- ed in the spirit of understanding and good-will can peace be made secure."
