34S, , February 9, 1993 g Citizen -- Tv House hunting? Here are a few things to keep in mind by Mark Smith House hunting can be exciting but buying a home is not all fun. It's also a big investment and a major step towards your future security. Decisions need to be made on price range, neighbourhoods, and conditions. Then comes the job of actually finding and purchasing the house itself. Before reaching a decision, you should inspect a number of homes. This will give you a better appreciation of what is available and will help you decide if the price is "right". When you start to look at houses, you should decide on the neighbourhood or part of town you would like to live in. How much you enjoy you new home will depend to a great extent on location. The future re-sale value of your home will also be affected by its location. Be sure to check: -Zoning by-laws which are Municipal Ordinances which specify and control the type of development (residential, commercial, industrial) which may take place in the various parts of the Township. -Expansion Plans, street widening, street location, construction of new highways and other matters which could affect your enjoyment. -Distances to churches, schools, shopping, your place of employment, recreation. -Amount of traffic on streets in area. Heavy traffic can be a hazard for young children and a noise nuisance. Availability of Municipal service such as water, sewer, proper roads, garbage pick-up, police and fire protection. -Nuisances such as offensive odours from factories or garbage dumps and excessive noise from highways. -Neighbours - how are surrounding homes maintained? Are they of approximately the same value? The value of a property can be seriously affected if it is surrounded by homes much lower in value. Are there children in the same group as your children? Once an area has been decided upon, the homes must be inspected to determine desirability. Points to keep in mind: -Do you like architectural style of house? -Are there sufficient bedrooms for your present and future needs? -Are the room sizes large enough to take your furniture? -If the house is presently occupied, compare your furniture with theirs. -If property is vacant check the rooms carefully. -Is there a garage or carport? A driveway? If not, is there room for one within the zoning by-laws? -Is there a recreation or play room or space for one to be completed? -Check traffic pattern within house. The variety of home styles provide numerous layouts however, you shouldn't have to travel through several rooms to reach a third. Bathrooms should be accessible without having to go through a livingroom. Kitchens should be well laid out for food preparation and eating. -Is there adequate storage space for clothes, for linen, for dishes and cooking utensils, for tools and equipment. -Check basement for tell tale stains indicating Joaks in foundation wall or b floor. Check for signs i" settlement, cracks, uneven floors. -If the house is not new, make a list of items needing repair or redecoration. Estimate costs. -Have the mechanical systems (heating, plumbing, Jay Peak - Vermont NAL BOWL CHALETS TOWN ; the ne in addition to the above amenities, VICTORIAN MANOR has a sauna, dining rooms, family room and fully equipped kitchen. All these points require help. When an existing home is put on the market by its present owner, it's usually listed with a realtor. An experienced realtor will help you in the house- hunting process by: - they know neighbourhood - has complete information on the houses available for sale - knows real estate values All this expertise can be used to help you find the right house at the right price. "Niki the Jet-Jockey" by Helen Suzanne Scugog Township boasts so many different and intriguing personalities. For those who haven't had the privilege of meeting Niki Bainbridge who owns the Murray House Restaurant in Port Perry, you are missing out. John B. McClelland wrote a very newsy, interesting and informative article about Niki and her resident ghosts in the Scugog Citizen July 3, 1991. During the course of the interview, Niki neglected to mention, as an aside, to John that she is one of a select few to have taken a ride in a fighter jet; the 104 Starfighter, to be exact. The starfighter is nothing more than a constantly exploding rocket with tiny wings slapped on each side. The cockpit itself will hold a human being, but that's only if one is a contortionist and willing and able to assume unnatural positions for lengthy periods of time. Niki wasn't willing or able and is terribly claustrophobic. She also hates flying with a passion. The particular day Niki had her "thrill of a lifetime", the temperature on the tarmac was hovering around 30 degrees or so, and it took the ground crew and my husband, who was going to fly the machine, over half-an-hour to do up, harness, attach, pull, secure, squeeze and buckle all the paraphanalia on Niki that was required for the short jaunt down the runway. Military rules, and, of course, Niki prevented them from actually taking off. The first shocker came when she was fitted with the helmet and had the oxygen mask placed on her face. She could hear herself breathing and she then, along with every other person in this world who was Complete Seed Supplies & Service SEED CORN & SOYBEANS SEED GRAIN, HAY & PASTURE SEED RR#2, Blackstock (416) 986-4331 Order Now for Early Discount on Cargill Seed Corn and all your Seed Requirements for 1993 Ve carry a complete supp'y of most Hay Pasture, Grain & Seed Corn. When they heard this swearing and screeching across the airwaves, they turned tail and haven't even toyed with the idea of striking since! Thanks to Niki, our skies are safe. The second shocker was the actual "flight" down the runway. Mere words wouldn't do justice to the "kick in the pants" experience felt from the explosion as the powerful engine roared to life. That's when the accident happened. As Niki was being stuffed into the cockpit, after having been fitted with 50 odd pounds of gear, she announced over the radio that she needed to make a fast trip to the "powder room". She was refused. To put it politely, half-way down the runway, somewhere between sub and supersonic, she simply didn't need to go anymore. "Niki, the jet-jockey" is truly a good sport. I understand she recently won another free draw for skydiving lessons. Gee, some people get all the luck! Market Report Prices quoted at market closing Monday.
