Mark Bryson Chronicle Staff Waterloo‘s business developâ€" ment director is not about to sit back and watch the only industrial land available to prospective buyers come from private owners. And so, Gerry O‘Neil has emâ€" barked on a study to make sure it doesn‘t happen. Contrary to reports circulating that indicate the city‘s industrial land banks will run dry by 1987, O‘Neil says there is still plenty of land for years to come and the city does not plan to run out. *‘"*We will continue to be aggresâ€" sive in industrial land developâ€" ment. We don‘t need it now but in the future. The study we are doing now is just good management, there is no cause for worry," said O‘Neil. The aforementioned study has been approved by city council. Expected to be completed by fall, the study‘s purpose is to seek out potential industrial land for purâ€" chase by the city. Ipy will be conducted by senior officials. "The reason we are starting the study now is to make sure it is done effectively," said O‘Neil. While it is true that there are but 75 acres of city owned land left for industry, there are 80 acres of privately owned land, 60 acres of dry industrial (land with no storm service), and an additional 90 privatelyâ€"owned acres scattered throughout the city. These figures enforce O‘Neil‘s feeling that Wa terloo will be able to accommodate new industry to at least 1992. a ETB Recent land sales by the city Aggressive city approach should boost land bank 485 KING N. The 24â€" acre Dearborn Industrial Park brought in $924,000 in the 18 shortâ€"months land was available, thus leaving the city with 75 acres of land between the 85â€"acre Northâ€" land Industrialk Park (north of Conestoga Mall) and a few lots on Weber Street, north of NCR The first five months of 1985, according to O‘Neil‘s report to Council, saw 34 acres of industrial land sold by the city for $1,455,086. The figure was $1,173,578 for all of In addition to the above figures, there was activity in the private sector with Magna acquiring 190 acres and Hewlettâ€"Packard opâ€" tioning approximately 170 acres from University of Waterloo. O‘Neil updated the figures this week to 38 acres sold this year with an additional 15 under discussion at present. "There is a significant increase over any other year. The real objective of trying to keep it coming is job creation," said O‘Neil. The jobs are expected to come in the form of new industry and spinâ€"off industry. Much of the credit for large companies settling in Wateriqo is due to the crop of graduating students from the uniâ€" versities to fill key positions when necessary. Along with trying to determine the impact of large companies situating in Waterloo, the study will examine spin off effects, what lands are serviceable, residential development, job creation and value to the city. per month (plus tax and licence Based on 42 month lease) 886â€"2032 Plenty (Continued from page 10) in on the next committee meeting and let them know. . â€" _ A property standards officer (PSO) will be added to the city staff to investigate complaints and make necessary enforcement.
