PAGE Melodee Martinuk Chronicle Staff From the outside, the house at 446 Red River Drive looks like any other on the block. But it isn‘t. This 1,100â€"squareâ€"foot, twoâ€"storey home in Waterloo‘s Westvale Meadows subdiviâ€" sion is one of a new breed of superhomes being built under the auspices of the federal governâ€" ment‘s Super Energy Efficient Home (SEEH) Program. . ‘ Designed to save homeowners up to 70 per cent on their annual energy bills, these Râ€"2000 homes incorporate stateâ€"ofâ€"theâ€"art concepts and technologies in energy efficiency. Savings here aren‘t due to elaborate, and expensive equipâ€" ment, however, but result from the upgrading of basic construction standards. Its objectives are to spread the knowledge and techniques involved in constructing energyâ€"efficient housing. This builder really | likes what he SEEHs The Westvale Meadows home is built by Jodian Construction out of Guelph. Company spokesman George Milla explained that savings are due to four major features _ improved airtightedness to reduce energy loss because of leaks: extra insulation in ceilings. walls and floors: mechanical ventilation, including airâ€"toâ€" air heat exchangers which ensure a fresh air supply: doubleâ€"glazed windows and improved doors. The house is also situated to provide the maximum solar â€"heat gain and few windows face the north and east. The SEEH program was launched in 1982 as a coâ€"operative venture between Energy, Mines and Resources Canada and the Canadian Home Builders Association. Its objectives are to spread the knowledge and techniques involved in constructing energyâ€"effiâ€" cient housing to as many builders as possible and provide incentives encouraging the conâ€" struction of Râ€"2000 homes across the country. Milla explained that he became involved with the Râ€"2000 program because of a desire to ""stay in the forefront of construction technology. ‘"My goal has always been to build the best house for the money, for the average home buyer." Thus, in building the Red River Drive home, Milla said his objective was to prove that the Râ€"2000 concepts can be economical for that "average"" home. ‘"*Most experimental homes are bigger. What we‘ve tried to do is build the smallest single family home, and try to make it work economically," he said. "We want to make Râ€"2000 work for our average homebuyer." While the Râ€"2000 features added some $4,900 to the $60,000 price of the Red River Drive house, Milla is confident that, in the longâ€"run, the increase will be offset by energy savings. He estimated that total energy costs for the home will be $633 annually, 50 to 60 per cent less than they would have been if the house had been built to conventional construction standards. And, Milla believes that the cost effectiveness of Râ€"2000 homes can only increase as the construction industry becames more familiar with techniques involved. "Now the trades aren‘t used to it â€" there has to be more supervision to make sure the work is being done right. That increases the builder‘s costs. But, once the industry overcomes that, it‘ll be more economical," he said. By the end of 1984, 297 homes were completed under the program. The Red River house is the second superhome to be built in Kitchenerâ€"Waâ€" terloo under SEEH . Before this year is completâ€" ed, it is estimated at least 300 more demonstraâ€" tion homes will be built. Because the Red River house is part of a demonstration project, energy consumption and air quality will be carefully monitored during the next two years. As well, the home will be open to the public for viewing during the next month. The travel pages of major newspapers are full of what appear to be fantastic bargains.
