Since the task of a manâ€" ager is to simply carry out the poliâ€" cies of a Board within the guideâ€" ofâ€" â€"the Condominium Act, the corporation‘s declaration and bylaws, any Board that is unaware of its responsibilities can make the manâ€" ager‘s task extremely difficult and stressful. The Answer The answer to this, of course, is education. Eduâ€" cation, not only of the â€"Board of Directors, but also of the manager, and that is one of the prime objecâ€" tives of _ the Canadian â€" Conâ€" dominium Institute through its Golden Horseshoe Chapter here in this area. To this end the chapter is offering its Spring 1994 Condominium Directors and Managers Course, beginning on Mar. 1 and continuing for seven consecuâ€" tive Tuesday evenings. â€" The course will be held at the King‘s Court Banquet Centre, 1159 King Road, Burlington, beginâ€" ning at 7 p.m. In considering a condominium, there are a number of factors which you should underâ€" stand. One of the advantages that people find attracâ€" tive is that you are relieved of the responsibility of maintaining the exterior of your unit. There are two WHAT: Condo Manager‘s Course. In â€" addition, since each condoâ€" minium complex could contain a myriad of differâ€" ences such as highâ€" rise buildings with hundreds of units, together with all their assorted comâ€" ponents including elevators, air conâ€" ditioning equipâ€" ment, games rooms, _ underâ€" ground garages, security arrangeâ€" ments, in contrast to another corporaâ€" tion consisting of a few â€"townhouse units. Thus you can understand that no single form of internal governâ€" ment could possiâ€" bly be applicable to all corporations. Assignment In order also to make it possible to define the owner‘s and the corporaâ€" tion‘s share of responsibilities, each condo, upon being registered, is assigned a division of duties and obligations under a document known as a declaration. Together with a description which determines â€" the physical boundâ€" aries of the properâ€" ty, the outline of each unit as well as a series of byâ€" . laws for the purâ€" pose of governing the members and regulating the corâ€" poration‘s affairs.
