While 131 surface and underground parkâ€" ing spots have been proposed for the site, Velez feels it won‘t be enough and will result in people crowding the local streets with parked vehicles. He noted that he‘s not against seeing develâ€" opment on the site, provided it falls within the current zoning restrictions, and he supâ€" ports reâ€"purposing the existing heritage building. The current siteâ€"specific local commercial zoning permits a maximum gross floor area of 930 square metres. The developer is seekâ€" ing a zoning bylaw amendment to make way for its proposal of 3,022 square metres. The petition urges the Town to "not amend the zoning of this property to allow any adâ€" ditional building floor area beyond what is already allowed for in the current zoning." Councillor Rick Di Lorenzo, whose ward conâ€" tains Sunny Mount Park, told the Champion that he‘s been fielding calls from residents asking, "How could this happen?" and "Why is the Town even considering this?" He explained when council originally reâ€" viewed the park property, it wasn‘t doing so to make a profit, but had rather hoped to save and lease the heritage building to a business. After garnering no interest though, council decided to rezone the lands to permit an adâ€" dition to the heritage building, if necessary for a future business, and sell the parcel. Di Lorenzo said he doesn‘t believe it was council‘s intention to attract a development that would include constructing a large ofâ€" fice building beside the heritage structure â€" something he has "serious concerns" with. "In my opinion, this wasn‘t the original intent of Town Council in seeking ways to preserve the heritage building and promote comâ€" munity building," he said. "We were looking to give space for an addition to the heritage building, if needed. The proposed size, to me, is alarming." Di Lorenzo noted that a developer is allowed to submit an application for whatever size structure it desires, and then the Town legally has to do its due diligence and consider it. "We can‘t just say, ‘Sorry, we‘re not even goâ€" ing to look at it," he said.
