(P The Canadian Statesman, Bowmanville, Wednesday, August 17,1994 11 Ron] IV ty %A/V il „ \, ii Estate s » % 1 W X X 1 with Betty Smith PRICING TO SELL VS. PRICING TO SIT There arc many factors affecting the sale of a home. The single most important element in getting your home sold, however, is to price it properly - according to current market conditions, comparable SOLD homes and location and condition of the property. There arc a few considerations: The exact asking price of your home depends on how quickly you need or want to sell it. The more realistic the price, the faster the sale. The more houses for sale (unsold) in your area, the more competitively you need to price yours. Do not build an excessive amount of negotiating room into your asking price. Your listing agent may be aware that you'll lake loss, but hundreds of other agents and buyers won't. To encourage Real Estate professionals to take you seriously and to show your home, price it accurately. An "over-improved" home can take a long time to sell unless it is priced correctly for the neighbourhood. A poor housing market will not prevent your home from selling if it's priced according to the current market conditions (the key word being current). Last but not least, remember that more advertising, more Open Houses and changing Realtors arc NOT solutions to getting your home sold. Pricing to sell and not to sit is the answer. For people heading to college or university and their first apartment this fall, the planning is more complex. complex. So are the safety concerns. Theft and fire prevention, tenant insurance, and personal safety are just a few of the things to consider as you embark on your own. It's hard to imagine typical student, furnishings -- brick and plywood bookcases, milk carton storage bins - as having much replacement value.- But there's also your clothes, which alone can easily run into thousands of dollars. Then there's stereo equipment, equipment, CDs, maybe a computer, and some furniture (even second-hand). A theft or fire can seriously strain a student's student's budget. Every student knows the cost of a year's supply of textbooks. textbooks. Insurance also protects you if you damage another unit, through a leaky tub for iastance, so tenant insurance insurance is worth the relatively small premiums. premiums. How do you reduce the risk of theft in the first place? Lock the front door and any windows or sliding doors, even if you're on a high floor. Some burglars specialize in jumping balconies. If you're out at night, leave a light on inside, no matter what floor, you're on. If you're keeping anything in the building's storage area, use a high quality padlock for your space. For security, never buzz anyone into the building who you don't know. If you don't already have one, install a "peep hole" viewer in your door. And list yourself in the building directory by initial only. If you're keeping anything in the building's storage area, use a high quality padlock for your space. If you're heading home for the weekend or a school break -- to get your laundry done, if nothing else - don't make it obvious you're away. Cancel the newspaper. É you have a mailbox, cover the slots to hide the mail piling up. If your door has a mail slot, cover it so that no one can see inside inside to the empty apartment. Your apartment should already have a smoke alarm; make sure the batteries work and don't unhook them because you're frustrated by false alarms. In a highrise, note the location of the possible fire exits. Now, university students aren't expected expected to be gourmet chefs -- pizza is more their style, But whenever you use the kitchen, don't leave the stove or oven unattended, and keep a fire extinguisher nearby just in case a creation gets out of hand. And don't store leftover pizza in its box in the oven. The cardboard is flammable.. Don't cut costs by cutting safety; a propane barbeque or coleman stove work fine outdoors, but they are very dangerous inside and no substitute for a proper oven and stove. Being new in town, you'll be unfamiliar unfamiliar with your surroundings. Use common sense, especially after dark. Walk or park along well lit routes and when possible, walk with someone else, If something makes you uneasy or suspicious, move away; and leant about the parts of town to avoid after a certain hour. With all that covered, now ull you have to worry atout are classes and planning your future. Wasn't it all easier easier in the days of pencil cases and lunclitoxcs?
