However,' actual Sale Prices often differ from the Asking Prices. These and other particulars arc available from a real estate agent, plus other important services. An agent can often help you spot a good buy BEFORE the house is advertised for sale. He or she can also give you professional assistance in negotiating the offer and in helping you to arrange financing to complete your purchase, Some houses may seem underpriced until you take a closer look at the condition of the house and property and its location. Others may be overpriced by sellers who believe their houses are worth a lot more than the market justifies. Buying a house represents a large financial commitment. The professional professional judgment that only a real estate agent can give you is vital. First time home buyers: you only have until December 31, 1993, to take advantage of the Provincial Government's - Ontario Home Ownership Savings Plan (O.II.O.S.P.) which entitles you to a rebate of your Land Transfer Tax.
