I walked around the site and tried to figure out how cars would access the underground parking garage of the theatre building. It will be tricky, to say the least. Loading and access to an underground parking garage at the new theatre would be on the south side of the building next to the bridge structures down at Water Street, leading down the steep hill from Navy Street, past the Granary condominium building. Traffic here will be a nightmare every time a performance is on at the theatre. There have been no traffic simulation studies nor any environmental impact studies of traffic noise, pollution, and congestion that I am aware of. A traffic study and environmental assessment may very likely reveal negative effects, which may generate opposition and an appeal to the Ontario Municipal Board (OMB). Most of what the Town has proposed in the Downtown Plan is a fabulous response to much-needed improvement of our downtown. The proposals for wider sidewalks on Lakeshore Road, bicycle lanes, improved street landscaping, more benches, better signage, enhanced traffic circulation, a reconfigured Town Square, and all the other proposals should be supported by Oakville residents. Urban planners use the term "human scale" to describe urban environments that fit human uses. Oakville's downtown and existing cultural hub has human scale and adds to the wonderful ambience of a city that calls itself a town, and in many ways, still is. Downtown Oakville will lose human scale if our existing cultural hub is torn down and is replaced by two large new buildings. I urge the Town not to do it.
