Would it be a good idea to borrow money and buy a cottage lot up north? It is certainlv true that land values increase to keep pace Hu mpty Dumpty York muti-Pac Potato Chips Ice Cream Creamsiclesr Popsicles 79 Large BagI $1.29 2 litres Fudgsicles i I $1.09 12's Corner of King St. W. and Scugog St. The Shoppe f ormerly the Glen Rae Dairy' MiIk Plant with or often exceed the rates of inflation and as land becomes more scarce and the demand for land greater, the value of a piece of land may increase considerably. Before you rush out to borrow and buy there are, however, several important things to consider. If you to borrow nîl or most of the money, what will the interest rates be? You miglit find themn as high as 16 per cent on vacation property. That is higher than any inflation rate so far experienced in Canada. You must add to this the cost of the taxes you will pay on your land. It is likely, too, that the lender will want an appraisal of the property, and you will have to pay for this. Also there will probably be legal fees. When you add up your annual costs, you may well find that they exceed any normal increases that you could expect in the value of your property. It might be a better idea to save your money, interest and taxe§, until you can buy for cash. Investing normally means "where do I put my money? " and not "shalI borrow and buy?" There, are, however, two other factors you might also consîder. 1. Would you use the land, for camping, skiing, etc? If s0 you might be saving money that would have been, spent on other types of holidays. 2. Nothing is a good invest- ment if you pay too much for itil DRINKING & DRI VING DON'T MIX Safe driving is a tamily affair. I have $1,000 that I'd like to invest. Can you suggest an investment that would earn more than bank interest and yet would be fairly safe' The smallinvestor wishing to earn higher than bank interest rates should first understand some factors which will affect the interest rate on his investment. In most cases, return on investment or interest rates are determined on the amount or degree of risk. The higher the risk, the higher the return and the lower the risk, the lower the return. For example, a third mortgage on a residential building may command an interest rate of up to 18 per cent, whereas, a first mortgage may command an interest rate of only il per cent. This 15 so because the risk taken by the investor is higher when investing i the third mortgage than the fîrst, as the first mortgage ranks hefore the third in liquidation. In addition to the degree of risk,, interest rates also depend on the length of time the investor wishes to have bis money invested. As an example of this, banks and THE PE ,FOR V SHOPF TEA 00Fl "Bottomies, Thurs., FrL. Only Oct. 26-2 Corond Resta 9 King St. W. trust companies usually borrow money i the form of Deposit Receipts or Guaranteed Investment Certificates, by guaranteeing a certain interest rate. This interest rate is dependant on the length of time the funds are invested. An individual investor must then determine the amount of risk lie wishes to take and the length of time he wishes to have his funds invested, and then proceed with the invest- ment that best suits his needs. Due to the particular requirements of the question;, the economic climate of the country at the present time; and the amount of money involved, I will discount investing in mortgages and the stock market. This leaves several options available for the small investor, which are fairly safe and the return is higher than that paid by banks on their savings accounts, which is currently about 6 3/ per cent. Canada Savings Bonds is one of the options left to the small investor and should be considered. The current series of Canada Savmngs Bonds is Advice for Small Investor ER FECT /VEARY :'ERS ... Canada Savings Bonds are usually a good investn:ent as they are very secure; provide an adequate interest rate and are easily liquidated if need be. Canada Savir -,s Bonds are easily attainable at your bank or other financial institutions. Another option is lending money to Trust Companies or to other financia institutions, in the form of Guaranteed Investmeint Certificates (G.I.C.s). These G.I.C.s usually pay interest at the rate of 7 3/4 er cent for ninetv davs to 93/4 er CeLý. for three years and over. Chartered Banks offer a similar type of investment in the form of Deposit Receipts or Termn Deposits. However, there rnay be somne restrictions to the minimum amount of the investment. Two other types of invest- ments are Registered Home Ownership Plans (R.H.O.S.P.) - 8½/ per cent, and Registered Retirement Savings Plans (R.R.S.P.) - 8 1/2 per cent. Before any investments are made i these types of plains, you should consuit a professional accountant since both of these plans have, specific, Income Tax complications along with investment opportunities.
