www.insideHALTON.com | OAKVILLE BEAVER | Friday, July 12, 2013 | 10 Residents say apartment plan too big and out of place by David Lea Oakville Beaver Staff It's too big and out of place with the area say residents opposed to an apartment complex proposed for the southwest corner of the Trafalgar Road and Dunn Street intersection. Trafalgar Oaks Developments Inc. is calling for the zoning at 156-160 Trafalgar Rd. to be changed to permit the construction of a fourstorey building housing 13 residential units and 22 parking spaces. During a discussion of the plan at a recent Planning and Development Council meeting, it on een d As s TV an rty H e CHC e Prop m o Inc was pointed out this apartment complex would be the largest structure in the immediate area, which consists of one, two and two-and-a-halfstorey structures. A three-storey townhouse complex lies to the west of the proposed apartment. Denise Baker of Townsend and Associates, who said she represents a number of Dunn street property owners, stated her clients are not opposed to development on the site, but they believe what is currently being proposed is not appropriate. Baker noted the site is on the fringe of Oakville's Central Business District and while As Ci seen Lov tyLine on e it a or L nd ist i t Clean Up r e m m ! Su SP 2 ADIR RAY ON CHAIR DACK S REG. PRICE @ & THE 3 RD ONGET E heights of four storeys are permitted there, it is not the right scale for the Trafalgar Road and Dunn Street location where the area transitions into a stable residential community. Heights of four storeys, Baker said, are more appropriate for the Central Business District's core. It was also pointed out the Oakville Heritage Committee is against this proposal. While the property is excluded from district designation it is technically within the borders of the Trafalgar Road Heritage Conservation District and located near designated heritage homes. The committee voiced concerns this development could hurt the historical context of the area. "I submit to you this building is too tall, is out of scale and does not respect the heritage character of Trafalgar Road as captured in the heritage conservation district," said Baker. Concerns were also raised about the proposed removal of 12 of the 15 trees on the site and the possible damage that could be done to trees on adjacent properties. Baker said her clients were also worried about the impact the large overlooking development would have on their privacy. David Capper of Weston Consulting spoke on behalf of Trafalgar Oaks Developments Inc., and said the company is working to meet with surrounding property owners to see if their issues can be addressed. With all delegations heard the Planning and Development Council voted to receive these comments. The submissions from the public will be taken into consideration as Town staff determines whether recommend approval of the development. 20% O Expires F July 31 F st Youths are invited to PEACE program Youths interested in policing can check out the Halton Regional Police Service PEACE (Police Ethnic and Cultural Education) program.
