Approved Monday night, the new bylaw sets the fees the Town will levy against new developments to help pay for roads, services and infrastructure to service the growth. "The bottom line is that development charges really allow the commuunity to grow with some financial stability," said Town Treasurer Jim McQueen, as he intro- duced the tncreased charges. Effective immediately, residential deve!- opers wilI see their costs rise from $6,509 to $8,1 89 per unit under the new bylaw. An additional surcharge of $40 per unit wil apply in the Sherwood Survey area, to pay for the monitoning of storm water manage- ment ponds. For commercial and tndustrial develop- ments, Milton will now charge $2.58 per square foot of building space, up froni $2.3 1. An addttional surcharge of 12 cents per square foot will apply in the Sherwood Survey area. But councillors were wamed that the increated tees could drive commercial and industrial development away from the Milton area. When Town and Regional development charges are combined, Milton has the high- est industal development charges in the GTA, according to a regional competitive- ncss study. Lawyer Lyn Townsend Renaud, the rep- resentative for three companies owntng undeveloped todustrial land on the north side of Hwy. 401, said high development charges could make the town uncompeti- tive. She suggested developers may opt to build in Brampton, Mississauga, or even neighbouring Halton His, where the industrial development charge is 27 cents per square foot lower than Milton. 'Halton Htlls has the sainie (Hwy.) 401 exposure as you do," wamed Townsend Renaud, who noted that the Town could lose valuahle industrial tax revenues if developers avoid Milton.
