TIsat was one of the big issues of debate Monday night, as more tisai 100 residents crowded into Town Hall Council Chambers to comment on a pmoposed mas- sive expansion of Miton's urban bound- aies. Towns staff has presented a revised draft plan outlining how almost 5,000 acres of land, known as the Sherwood Survey, should be developed. Tse L-shaped development area is bounded primarily by Hwy. 401 on the north, Tremaine Road on the west, Britannia Road on the south and Regional Road 25 on thse west. The northemmost area up for develop- ment includes lands that hug die Niagara Escarpmnens, and are adjacent to Use town's existing Milton Heights developmnens. Wish sensitive environental lands and existing residents to be considered, town planners suggested Use magic density num- ber for Usat area should be 15 units per hectare. Densities in Use southem part of Use developmens ares are proposed to aver- age about 40 units per hectare. Density requirements determine Use type of housmng to be built in a specified area. Higher density numbers allow more com- pact development such as aparsmness build- ings and townhomes, while lower density numbers require a greaser number of single famiùly dwellmngs. For comparison purposes, Use density in Hawthomne Village is about 35 units per hectare. The proposed numbers, however, didn't make everyone as Monday's Town Hall meeting happy. Neil Davis, a lawyer repre- senting Uree landowners in Use Milton Heights ares, suggested density is Use norUsem ares needed to be in Use neigh- bourhood of 30 units per hectare. He noted Usat Use area wiil include such features as Use railroad tracks and expand- ed roads, as well as lands adjacent to employment areas. "The kind of developmess Usat will go around Usose Uingo is nos gomng to be exec- utive housing," said Mr. Davis. "You have to look as a much more accommodating density Usan Use 15 (units per hectare)." He suggcsted a density of 30 units per hectare would allow developers to respect Use natural environmient and existing neighbourhoods, while givmng Usem Use ability to build appropriase types of bous- ing throughout Use ares. But several local resîdents told towss councillors Usey support lower densities, particularly in areas close to Use Niagara Eacarpmens. "When is Usere too much, in termo of development?" asked Alan Herring. "'Me densities being suggessed are certainly going to dramatically change our community." Ward 4 Councillor John Challinor said he's also concensed wiUs Use density of developmnent bemng proposed for Use ares. "Is my view, density sets Use parameters for what Uis ares is going to look like in Use future," ise noted. "This ares is Use jewel, and it's important Usat be reflected in a a0 PLAN on page 11.e1
