And where do you go for advice when you run into a snag? An easy way to start looking is to check the ad- vertisements in newspapers and real estate circulars. When you find a house you like, telephone the number listed in the ad (it is almost always the number of the salesperson working for the real estate broker) and ask to see the house. If you don't have transportation the salesperson will often pick you up. Look in the Yellow Pages under real estate brokers and call or visit a few. Brok- ers keep lists, with pictures, of all the houses they have for sale. By telling the agent what you want, he/she will be able to zero in on the houses that suit your needs and price range. Remember that the agent is working for the person selling the house and makes his/her salary by taking a percentage of the selling price as a commission. While agents must act ethically toward the buyer, it is best to shop around for an agent who inspires your confi- dence. If you can, drive around the areas that interest you. In newly developed areas, builders will have model homes to show. In older areas you will see 'For Sale' signs which tell you which broker is selling the house or whether it is a private sale. Just call the number on the sign and arrange to see the house. Unless you have to find a house in a hurry, take your time. Keep detailed notes on the houses you see and your reaction to them. You want to get the best value for your money so don't be panicked into buying the first house you see. It is essential to examine each of the houses you look at. Don't be deceived by outward appearances- and, above all, don't be shy. Get down on your knees and inspect the floors, flush the toilets and ask to see the heating bills dating back at least three years. Inspect the driveway, the roof, brick- charge about $200 for an inspection.
