" Foreign land sales are discussed and the potential consumer is cautloned to take the necessary steps to ensure that he/she is protected. If, for example, you are being pressured by a salesperson to purchase a piece of property which you have flot seen, say "no" until you have consulted a lawyer about the contract and are satisfied that the location and the property are what you really want. In this case, the best defence is to make the necessary arrangements to visit the property before you invest. It should be noted that developers seiling property in Ontario are required to file and have accepted, a prospectus of the property with the Ontario Registrar of Real Estate and Business Brokers. A foreign land inspector then visits the property to en- sure that An accurate description bas been regist- ered and, if everytbing is in order, will provide the developer with a Certificate of Acceptance. But, remember, a Certificate of Acceptanc 'e does flot mean that the' property has governent app'roval'- the role of thegovernment is to ensure tbat the facts are available to the consumer in order that they can. make an informed'finanicial decision. The phony bank ýinspector is a scheme which many citizens indicate they would not be tempted to become involved in. Unfortunately, people involved in this type of operation often sound legitimate, are able to produce official-looking documents and are able to obtain the consumer's mioney before the con- sumer realizes what bas happened. By then, it is too late. If you are approached about your banking prac- tices, becbme suspicious and -cail the police imme- diately. It is better to be safe than sorry.
