PAGE 18, WEDNESDAY, FEBRUARY 24, 1982, WHITBY FI Do you buy or'seil your home first? ci, Bi a an fe ths thi MI There really is' no right or wrong way, it depends.on the market you are facing. If there are lots of homes on the market, and it is a buyer's market then you are probably. best ad- vised to sell first. On the other- hand, if there are few homes for sale and it is a seller's market. then you are probably, best advised to buy first. Either way, you should remember one thing - give yourself plenty of lead ti'me. By way of example, if you seil your house today you should allow your- self a minimum of 60 days to close the deal in order to find a new home. Similarly, a pur- chase of a new house should not close-for at least the same period Of time, giving you as much opportunity, as possible to sell your current home. While the process of buying and selling a home may be nerve wracking, it does not have to be. Rather it cen be exciting and fui- filling if planned care- fully. (Author James L. John- stonn is national mana- ger, reel estate serý- vices, for The Per- manent Real Estate.) Ottawa. Report. By SCOTT FENNELL, MP> (PC.- Ontario) It's past. time the voters of this country (stop thlnking like sheep and) take a hard look at what the word "Canadianization" really means. We are told time and time again that the word simply implies we are taking our econ omie destiny mnto our own hands. Marc Lalonde and The Toronto Star and NDP constantly assure us that we are merely putting an end to our exploitation., This is just political hot air. It's flot true. Event the motives of the Canadianization proponents are carefully disguised. There's-nothing more to their theories and policies than a dislike of capitalism, and market forces and an enjoyment of big govern- ment. Especially a bi.g government that they have a hand in. The Canadianization of the energy sector is hurting Canada rather than helping. Consider: More than $1.6 billion of your tax dollars were spent by Petro-Canada to gobble up Petro-Fina. This is one of the reasons Ottawa can't afford mort- gage interest deductibility. In return for our tax dollars we get no new oul. We instead get a string of, already existing and operating gas stations from coast to coast. Each has a cheerful red sign and maple leaf that looks more like the officiai emblem of the Liberal Party than it does the Canadian Flag. Not one single extra job is created in the energy business. (In fact, in our riding, several mechanies have lost their jobs.) But'much employment is created in Marc Lalonde's bureaucracy. Not only was the $1.6 billion taken from the tax- payers'ý pockets, it didh't even remain in the coun- try. It was shipped to Belgium, home of Petro- Fina's parent. To help pay for this new government-run enter- prise, and for other planned acquisitions, the government which promised not to raise gas prices is now*taxing gas and diesel fuel at 3 cents a litre. To me, while it wasn't clear how ow, dollars were being exploited before government got into the oul game, it's damn certain who's doing the exploiting now. In next week's column I plan to outline a morE productive application for that 3 cents a litre Itax. Ar application which 1 feel. would truly CanadianizE capitalism in this country, save Ottawa money, anc make government smaller. Campaign raised $ 96,000. INVITATIONS of selling their home and buying a new one is " Do I séili my present home first, before II buy; or do 1 buy first, then start to worry about selling my present home?. Arguments can be made for both sides. If you decide to seil your current home first, chances are you can be more patient and-can make a better deal. But once it is sold, the rush is on to find a new home. The argument is often made that sometimes you may have to buy a home that is not entirely wh at you want because of the urgencey to move out. If you decide to buy first, then you have lots of time, to find a house you really want and to make the best deal fôr yourself. Once complet- ed, the pressure is'then, on to selI your- existing house as quickly as possible. The argument is often made that in this situation you may get stuck owning two houses and paying two mort- gages.
