Development By 56 Chairman In area Vancouver Island is nearly six times the size of Prince Edward Island fee pfenning and of in reviews in the following article the important develop- daring the past year In town and the Indnstrial and gains the year The major developments in town planning in were The adoption by resolution of a comprehensive list of regula tions governing development of subdivisions These included among many provisions a re quirement of construct on of requirement of construction of roads sewers water mains and other services and facilities by the subdivides all to stipulated in the resolution and approved by the town engineer payment by the subdivider of per singlefamily residence or per twofamily residence as a capital levy Requirements previously had been made up for each new sub division as it came up for appro val There had been no capital levy and as a result the burden of debt particularly with respect to schools was growing rapidly and the tax rate grew with it 2 A bylaw bringing under subdivision control all of the re maining large lots in the town a number of large lots previously subdivided under old plans would not otherwise come under the re gulations described above A bylaw making Newmar ket a planning providing for a planning board The mem bers of the first board will be ap pointed early in the new year This is the essential foundation for a comprehensive plan for the further development of Newmar ket and its surrounding area It is important to keep in mind With every suit 3975 5975 6975 CLIFF INSLEYS aw b wear that the above steps do not in clude zoning of the town New market has never had a zoning bylaw and still has none The question was discussed by the planning and industrial com mittee but there was no unanim ity of opinion in favor of a zoning bylaw at this time It is equally important to real ize that the question of annexa tion was discussed but here the majority of the committee itself opposed any substantial annexa tion My own views on this ques tion are well known but there was no point in pressing them against the wishes of the committee NEWMARKET k MORE SERIOUS CONSIDERATION OF ZONING NEWMARKET DIAGONAL SECTIONAL VIEW NEWMARKET In commercial and industrial development in 1956 the most important gains were 1 APV Canada Ltd reacti vates the former Hoffman plant It was a sad day for Newmarket when Hoffmans closed down It is a fine thing to have the plant active again converting a morgue into an asset an asset to both the new owners and to the town The present employment in cludes men and five women Planned employment is for to people The company is a subsidi ary of an English company which is a leading manufacturer of pas teurizing and heat- exchanging equipment for dairies breweries etc 2 The Bell Telephone dial ex change The location here of this big new central makes New market the telephone centre for the entire area from Lake Simcoe It emphasizes our towns domin ant position in York County Jan 1 1956 employment ap proximately 100 people Jan 1 1957 employment people The approximate value of the land and building has been set at with an even larger in vestment in equipment Thus Newmarket has gained in employment and has made a very sizeable gain in industrial assess ment 3 Ltd This grow ing industry had decided to leave its former cramped quarters At the beginning of 1956 it had com pleted all arrangements to build a new plant in Aurora The in ducement was a substantial area of free land large enough to ac commodate both their new plant and additions scheduled for fu ture construction Newmarket owned no suitable land that could be granted free to an industry and everybody as sumed that was a gone goose so far as Newmar ket was concerned However the contract between Tenatronics and the Aurora par ties was not signed The New- OF LYON SUBDIVISION DRAINAGE SCHEME MILLARD AVENUE EXTENSION OPENS TO I market planning and industrial committee was able to arrange a deal which accommodated Tena and at the same time benefitted Newmarket substan tially while granting only the promised supply of water for homes in East Even this will be paid for at per cent over Newmarket rates and it is no problem to supply it since finding the large new water source on the Lewis farm Present employment at Tena tronics six men and 34 women Planned employment in or more people Plant and equipment invest ment is not completed yet but will be substantial Tenatronics Ltd advises that it must build again probably in We are for tunate to have retained this valuable and progressive industry Federal building Floor space was approximately tripled with the addition Employment is up by four and expected to in crease further in There is now a complete Un employment Insurance office The building houses the VLA and Un employment Insurance offices as well as the Customs and Post Of fice Beaver Lumber Co Ltd This concern is now building a com mercial store ana warehouse cost ing approximately It will employ or more people when it is completed Metro Home Green Acres This large home for the aged has brought considerable local em ployment and a useful amount of purchasing from local merchants Present employment 2 Of these there are approximately local people The capacity of Green Acres Is beds of which 400 are now occupied Eggs and milk are bought locally and some other foods incidental purchases of clothing also are made An industry of value equal to Green Acres would pay over in taxes We have approach ed Metro Toronto for a grant in lieu of taxes just as Metro Toron to has approached the federal government for such a grant with respect to federal buildings in Toronto As yet we have not suc ceeded but should persevere As it is are supplying ser vices police fire roads sewage disposal etc without recompense We do get paid for water supp lied of course and the Metro Home hires local people for gar bage disposal HEALTH NEWS There have been numerous smaller additions such as a cater ing service and a restaurant and banquet room Also building per mits have been granted to Kur- and associates for an shopping centre on Davis We were disappointed tobacco interests failed to carry through their plan to est ablish here Wc had patiently worked out arrangements for ac- Restaurant Inspection Important Responsibility Of Health Unit Present day working and social conditions have made the public eating place one of the important responsibilities of a department of this large plant on ly to lose out at the last hurdle Apparently either inability to get the necessary funds out of Eng land or else a decision to invest in another country first was the rea son for the decision not to estab lish in Canada at present The tight money situation which developed in Canada in the summer of was the main fac tor in preventing the establish ment of a large shopping centre on St by the Eagle Devel opment Co Even without these two latter very large proposed develop ments cither or both of which may proceed in the future we can still view as a year of very satisfactory industrial and comm ercial development It is doubt ful if any one previous year has seen the addition of so many jobs in Newmarket or of so much in dustrial and commercial property May hope that will be even better ALL OF OUR REMAINING STYLES MUST CLEARED
